Property description

Tenure: Freehold

A delightful barn conversion in a semi-rural Worcestershire location.

This beautiful home is perfect for those seeking a quieter pace of life or with all the space you need for a growing family and includes shared land for growing your own.

The property is entered through a stable door with a glazed central window panel and into a spacious reception hall with large flagstone flooring that continues into the open plan kitchen and diner. This is a fabulous room with a full height window and kitchen units that have integrated appliances including an electric five ring hob and a double oven Rangemaster with grill. There is also space and plumbing for an American fridge freezer. Adjoining the kitchen and with the continuation of the flagstone flooring is the utility room where the oil fired boiler is located, there is plumbing and ventilation for a washing machine and a tumble dryer and this room is finished with a sideboard plus an integrated sink and drainer board.

The reception hall has a downstairs WC and a basin. Chestnut Barn has two reception rooms; the snug, which has wood strip flooring and a window overlooking the garden and views beyond. Then the wonderful sitting room is also finished with wood strip flooring and has a red brick fireplace with a stone hearth and set inside is a solid fuel burning stove. Double doors provide a seamless connection to the garden and outside space, they also allow an enormous amount of natural light to flow into this delightful room.

A turning staircase provides access to the first floor where there are four double bedrooms and a family bathroom. The family bathroom has a WC, a basin and a bath with a shower over. From here you can also access, through a half door, the substantial loft space.

The wonderful principal bedroom has incredible exposed beam structures and dual aspect windows with lovely views over the garden and onwards to the Abberley Hills. It benefits from a large ensuite bathroom with a sink, a WC and a bath tub with a shower. Bedroom two has a large ensuite shower room with a sink and a WC.

Bedrooms three and four are both excellent double bedrooms.

The property has a large rear garden which has two seating areas; the paved seating area is a fantastic place for entertaining or enjoying the sunshine to the west, while the other sitting area is to the side of the property and is great for the midday sun and has a BBQ area.

The garden is predominantly lawn with some mature trees shrubs and plants and an orchard on the banked land, featuring a variety of species including pear, cherry, plum, apple and damson, and 10 grape vines.

The property also enjoys access to a jointly owned paddock surrounding the barn complex. It is an enchanting addition to the property which allows the owners to cultivate home grown vegetables or to keep poultry.

To the front there is parking for two vehicles, as well as a very useful garage integrated into the building. It provides great secure storage and has power and lighting.

Mains water and electricity, private drainage to a shared sewage treatment plant. Oil fired central heating and hot water.

Great Witley is a popular village to the west of Worcester and on the edge of the sought after Teme Valley. The village has many amenities including a 24 hour petrol station (with a useful shop), village stores with a post office, a church, scouts, a doctors surgery and an active village hall. A bar is due to open shortly in the new Hundred House development. The Manor Arms at Abberley is a short drive as is The Baiting House or The Bridge at Stanford Bridge.

For more extensive cultural, retail and leisure amenities the city of Worcester is 11 miles away and can accommodate for a lot of things including fast access to London at Worcester Parkway (London in under 2hrs). Birmingham is 30 miles away and has an excellent international airport that flies to many destinations. The village has an excellent Church of England Primary School and sits within the catchment to the much acclaimed Chantry High School in nearby Martley.

From Martley village shop proceed in a westerly direction and at the junction by the petrol station turn left sign posted to Bromyard, after 200 yards turn left again onto a quiet country lane, follow this for 0.25 mile and turn right up to the barn complex (if you get to the working farm before turning right you have gone too far).
