Property description

Tenure: Freehold

An impressive three storey Cotswold stone home, set within the heart of the Cotswold village of Avening and completed to a high specification.

Built using light Farmington Cotswold stone with casement windows throughout, the accommodation has been finished to a high standard to create a unique home in the heart of this popular village. At the front of the house is a Grade II listed water pump used by the village in Victorian times, one of seven similar pumps in the village that were fed from a large reservoir at the west end of the village. An interesting example of Victorian water supply provided by an estate to its tenants.

On the ground floor there are two versatile rooms and in addition an expansive amount of storage space, permission exists for this to be used as a dedicated commercial space if desired, or can be incorporated into the house as living accommodation. There is a separate area for the plant equipment including a three zoned Honeywell programmable heating system.

Upstairs on the first floor there is a dining room with double doors leading to the light filled sitting room with windows overlooking the village and a wood burning stove. Steps from the dining room leading into an internal hall/boot room with a door leading to the rear and a downstairs cloakroom, the good size kitchen has hand built wooden cabinets and drawers which has been hand painted in a light conservation colour and finished with a Quartz Carrara work top with a breakfast island. There is an induction Rangemaster stove, Bosch dishwasher and the Belfast sink overlooks the lower garden, there is also a door leading to the back. There is a larder and an adjacent utility room containing a state of the art fire safety misting system with space for appliances. The floors are by Mandarin Stone and there is underfloor heating.

Upstairs there are four bedrooms, the master bedroom has an en-suite bathroom with a separate shower and underfloor heating. Bedroom two has an en-suite shower room. The family bathroom has a bath and separate shower.

Provision has been made for electric wooden gates opening up onto the driveway where there is a turning circle at the top with parking for three cars and an electric vehicle charging point.

The garden is a lovely focal point, the lower garden is paved with Breedon Amber gravel with a tea for two patio, this extends round to an entertaining and barbecue area which is styled as a green wall amphitheatre of assorted grasses lined with espalier trees of apple and plum.

The path leading to the upper garden is lined with a green wall of meadow grasses and fescue which comprises 20 species of perennial English wildflower. The upper garden is mainly laid to lawn with a feature pear tree and enclosed with dry stone walling and privet hedging. The upper lawn has unrivalled views across the top of the village and across the valley.

The village of Avening is located almost equidistant between Nailsworth and Tetbury and provides local facilities which include two public houses, a primary school with an outstanding reputation, and a historic Saxon Church. The village is situated between The two Minchinhampton Championship golf Courses, The Avening Course and The Cherington Course.

Avening is very much in the "Royal Triangle" with Gatcombe Park, the home of The Princess Royal being immediately to the north of the village and Highgrove House, the country home of HRH The Prince of Wales, a few miles away near Tetbury. The nearest towns are Nailsworth and Tetbury, both of which have a reasonable range of local facilities including shops, public houses and primary schools with a secondary school at Tetbury. Also within the local area are a number of places of interest including the world famous Westonbirt Arboretum with some 18 thousand trees and shrubs in approximately 600 acres of landscaped grounds.
