Property description

Tenure: Freehold

Semi-rural village setting, gardens and woodland.

Description

Benshie Cottage, originally known as Lynwood, was built around 1970 and for a while served as the manse for Oathlaw Church. It was sold by the Church of Scotland in 1997, and there have only been two owners since. It enjoys a private setting within the small village, being bounded by mature hedges. Behind is its own area of woodland within Oathlaw Wood. The house faces south and enjoys views to Finavon Hill from several of the rooms. It is an attractive property, benefitting from double glazing, and is surrounded by garden grounds and lawn areas. The property has direct access to its own woodland which makes a fantastic play area and provides dog walks from the doorstep as well as a sustainable source of firewood. Along with the garden, it is a haven for wildlife including red squirrels and woodpeckers. Lying to the east of the house is a separate sizable enclosed area, which was previously used as a vegetable garden.

The sellers acquired the house in late 2015. Since then they have undertaken substantial improvements. The property has been freshly decorated and there are new carpets and floor coverings throughout, along with the addition of a wood burning stove in the sitting room. Externally the garden has been opened up to allow for more formal planting and development. With three well proportioned reception rooms and a sun room which links to the garden, the house is ideal for entertaining. The office / studio is suitable for a variety of uses including a play room, hobbies or home working, with the garden house having been used as a separate home office in the past. A kitchen, good sized boot room with laundry facilities, bedroom and adjoining wet room complete the downstairs accommodation. Upstairs are three further bedrooms, one of which is en suite, and a family bathroom, making the house ideal for the needs of modern living. The house has a traditional feel with cornices in the hallway and principal reception rooms. A gate opens on to a hedge lined drive, which then turns left, still bounded by hedges, to a gravelled sweep at the side and rear of the house with ample parking for a number of vehicles.

A gravelled path leads to the front of the property where a wooden front door opens to an inner glazed door to the hallway which has stairs to the first floor and a useful coat hanging area. The living room is a lovely double aspect room which has a door to the garden. Opposite is the dining room, while the sitting room is another fine double aspect room which has a Dik Geurts Ivar 5 wood burning stove with a Caithness slate hearth. Adjacent to bedroom one is the wet room which has a shower, washbasin and WC. The fully fitted kitchen has wooden wall and floor units with tiled splashbacks and ample space for informal dining. A glazed door leads to the sun room with a French door to the garden, two uplighters and a useful recess. This links through to the laundry / boot room which has a porcelain sink with wooden worktops, fitted shelves, further sink and a partially glazed back door. Off this is the office / studio, currently used as a music room. The boiler room / store houses a Worcester oil fired boiler, shelving and a portable Honda standby generator.

Stairs lead up to a landing and the upper accommodation. Bedroom two is a double aspect room with cupboard storage space, while bedroom three has a hatch to roof space and access to generous eaves storage. Bedroom four also has windows on two sides, cupboard storage space, a walk in closet and a partially tiled en suite shower room with a shower cubicle, pedestal washbasin and WC. The family bathroom has a bath with tiled surround, pedestal washbasin and WC.

With the house being set back towards the rear of the garden grounds, there is a lovely and expansive area to the front. This comprises a good lawn with some fine trees, together with flower and shrub borders, all enclosed by hedges. There is a lovely paved seating area adjacent to the sun room and living room. A versatile, self contained wooden garden house (4.6 m x 4.6 m) has a pitched felt roof, is timber lined, with separate power and phone line and has been used as an office but could have potential as a dedicated games room or fitness studio. There is a lean to store to the rear, and a covered log store beyond. At the side of the house is a garden / log store. Within the enclosed vegetable garden area, is an additional wooden garden shed (3 m x 2.4 m). The area could also be utilised as a children’s outdoor play area or for keeping hens. To the rear is the area of attractive amenity woodland which is mainly birch.
