Other than a single footpath, the property and fishing is almost in complete isolation. The footpath affecting the property runs from the access road and over the bridge in front of the two main properties before heading off to the northwest of the Estate.

The Estate has the M3 to the south and the A34 to the west making access very easy from London (70 miles) and the coast. The M3 is audible from the gardens of the house and the southerly banks, and the A34 is similar from the west banks but they do not remove from the tranquillity provided by the near perfect surroundings.
