About Hill House
Built in the 15th century, Hill House is a substantial timber-framed farmhouse, with a traditional lime plaster render under a handmade peg-tiled roof. A handsome Grade II* listed country house, sensitively restored and maintained, with Tudor heritage, blended with many modern features, such as its hanging staircase. It has been has been transformed it into light-filled home with good sized rooms, bringing house and garden together, using glass and opening up space. A great family house and garden, with plenty of space for all, including three substantial outbuildings, a swimming pool and an all-weather tennis court.

You will have missed the downstairs cloakroom passing through the hall! The hall has access to the sitting room and left to a utility room and kitchen/family room. This room is a spacious and practical room fitted with an AGA, set in an old fireplace, with a collection of light-coloured storage units and work surfaces. It has a triple aspect with views into the garden and a secret staircase to the first floor. The sitting room is elegant and cosy with a fireplace (gas wood burner) and lovely natural light. Next is the drawing room - a wonderful entertaining room with an historic working fireplace and timber panelling, painted white and full of light.

The hanging staircase is a real feature leading up to a beamed landing filled with natural light. There are five bedrooms (four large doubles and a single) and a large high ceilinged, beamed room, which is currently used as a study or home office, with many options including as a spacious master bedroom. The current principal bedroom has an en suite bath/shower room. Leading off the landing are a large airing cupboard, a storage room and attic access. All the rooms have lovely views over the gardens or countryside.

Howe Street is on the River Chelmer - known for its historic listed buildings, including the 14th century pub, run by the Michelin Star Chef Galvin brothers, as the Galvin Green Man. Like Hill House blending old and new, The Compasses pub in Littley Green, which oozes tradition, is a real local draw. Both pubs are within walking distance by footpath.

Great Waltham has a lovely Norman church, pre-school and primary schools, post office/general store, village hall, cricket club, two pubs and a deli/café (with great takeaway pizza!). Chelmsford has a variety of shopping and entertainment, excellent state and private schools (New Hall) and great for commuting. It is on the A12 and has fast, regular trains into London Liverpool Street, with links to the Tube, Crossrail and via Stratford, to the Jubilee Line.
