LOCATION

The holding is located in Cockfield and is accessed directly off Howe Lane. The holding is located 8 miles (12.87 km) to the south of Bury St Edmunds and 11 miles (17.70 km) to the north of Sudbury.

DESCRIPTION

Tuns Farm is primarily an arable holding with some pasture. The arable extends to approximately 22.60 ha (55.85 ac) and is classified as Grade 2 with approximately 4.60 ha (11.37 ac) of pasture which is used by the Landlord with the Tenant claiming the BPS. BASIC PAYMENT SCHEME

The outgoing tenant will reserve the benefit of the 2021 BPS claim. The outgoing tenant will transfer the 25.99 ha worth of entitlements before the 2022 claim deadline (subject to RPA rules). At the end of the tenancy, the Tenant will transfer back all entitlements, at no cost to the Landlord.

CROSS COMPLIANCE

The ingoing tenant will not do anything on the land which will jeopardise the 2021 Basic Payment Scheme and will fully meet all cross-compliance requirements as set out by the RPA and will indemnify the 2021 Claimant against any loss of Basic Payment Scheme or other costs associated therewith incurred by the Claimant by the failure to observe such obligations.

Applicants should complete the tender form and return to Henry Platts-Martin and Mark Russell. Tenders should be submitted by 12 noon on Tuesday 20th August 2021. Tenders should be for the total annual rent offered and should be for a given sum and should not be made by reference to other tenders.
