Property description

Tenure: Freehold

If you're looking for a spacious 2 /3 bed home right in the centre of Mold ideally situated for shops, schools & all the things you need to make life run smoothly, with separate dining room, magnificent kitchen & larger garden than it has a right to….then this is a fabulous NewHome4U

FREE & OPEN 7 DAYS a WEEK ‘INDEPENDENT MORTGAGE ADVICE’ call LoveMortgages.co.uk on it’s definitely worth 5 minutes of your life, just see if they can beat your original quote, you have nothing to lose but could save so much ??

** Have you got a place to sell? Talk to New Home 4U, which is an ‘Award Winning’ Estate Agent for ‘Exceptional Sales’ for the past 2 years that puts us in the TOP 3% of Estate Agents in the UK, backed by Rightmove and The Property Academy **

Do you like the photos? Then maybe you would like to view this home? One of the best things about New Home 4U is, we OPEN 7 DAYS a WEEK and are physically in the office just so that you can view, ‘’like no other estate agent in Flintshire”.

Positioned in a small cul-de-sac adjacent to, but hidden from, the Tesco car park this home could not be more convenient. I suppose you could always put a caravan on the car park itself but with luxury like this so near, why would you? Its location, coupled with the sheer flexibility of the accommodation and standard of the design and fittings of this lovely home really do set it apart from the normal. From the outside it appears typical of its type and thus fairly unremarkable but surprises await…

Sitting right at the head of the cul-de-sac and thus free from the noise of passing traffic and as safe as it ever can be for any free range children you may have, we find this attractive home.

A bushy hedge to the front affords an additional level of privacy while a broad gateway gives access to the flagged driveway, finishing at a wooden fence with opening gates where the drive continues to the detached garage.
This outer section is formed in an ‘L’ shape and provides space for at least 2 vehicles before needing to resort to street parking. Beside here and behind the hedge is a neat and well kept lawn where a further flagged path leads to the centrally positioned front door.

Opening this and stepping into the hall, the stairs rise in front of us while at the foot of these is the door to the first of the sitting rooms. Converted from what was originally the garage this spacious room is suited to a variety of roles depending on the particular needs of of your family. An extra sitting room, study, office or possibly a third bedroom, adding to the overall versatility of the home.

At the top of the hall is the door into the lounge, a large and welcoming room with its easily cleaned wood laminate floor. This is never a gloomy room thanks to the large French windows opening into the conservatory and the additional light spilling in from the forward facing dining room. The principal focal point of the room, however, is provided by the faux marble fireplace and the living flame gas fire it contains.

A twin pair of fully glazed doors open from here into the dining room, where the home again demonstrates its versatility. This room is perfect for its purpose, being large enough to contain a full sized formal table along with any other furniture you may select. However should the formal aspect of dining not appeal to you, it would be a small matter to remove these doors, resulting in an enormous through lounge and fundamentally altering the character of the home.

Moving into the conservatory we find a delightful ceramic floored space with a solid wall to the side facing the neighbours, giving extra privacy and a degree of sound insulation. Not that I am suggesting the neighbours are noisy, it may equally protect them from your louder excesses…

From here it is possible to see the extent of the rear garden which, bearing in mind this home’s location is truly impressive. Surrounded by wooden fencing and established trees which thankfully, are too far from the house to overhang or cast any meaningful shadow, the garden runs from the well kept lawn surrounding the conservatory, past a further large patio area to a further area of lawn surrounded once again by established trees and various patches suitable for veg growing and which were your name Redrow, would have another couple of houses on it by now…

The remaining door from the lounge opens into the kitchen, a spacious room that has obviously been recently re-fitted, currently offering a practical and attractive ‘U’ shaped configuration with the units to three walls, leaving the back wall free for the addition of a table, thus giving an alternative to the formal dining room. Needless to say, all the expected equipment is here, present and correct and positioned around the space in a way that makes for easy and efficient use.
Opposite the door by which we entered, the back door opens onto the flagged drive leading to the garage, with the sole remaining door in the kitchen revealing that small room without which no home can hope to function, the-cupboard-under-the-stairs. This is the store for all those vital items that simply have no home elsewhere but which to throw away would be unthinkable because they are sure to come in useful one day....aren’t they?

Moving up to the square landing at the top of the stairs, to our right is the smaller of the main bedrooms. You’ll notice I say ‘smaller’ because this is by no means a small room per se indeed, were we standing in a new-build estate home from some of the major developers I have no doubt it would be described as the ‘spacious principal double bedroom’. Now I would blanche at using such terms but it remains, however, a perfectly usable double room with space for various free standing items of storage furniture. The Queen Anne chaise longue may have to go but you’ll certainly manage a wardrobe from Ikea…

Opposite here is the main bedroom, where space was never going to be an issue. Like its counterpart, the ceiling is shaped by the roof line, giving a charming almost Alpine ski lodge feeling while never encroaching into the available headroom. The spacious atmosphere is further enhanced by the massive fitted wardrobes filling two complete walls and featuring an integrated dressing table and vanity unit as with the exception of the bed and its twin bedside cabinets, there is simply no need for any other furniture.

Last but by no means least, we come to the family bathroom. Fully tiled and with a practical ceramic floor, this is neatly presented and like the kitchen, appears to have been recently updated. It features a stainless steel vertical towel rail/radiator, plinth mounted hand basin, lavatory and a shaped bath with a curved glass side screen protecting the body of the room from any over-exuberance in using the shower fitted above.
