The lower ground floor has a kitchen/diner with a laundry area, large dinner table and a sofa seating area. It has two large pantries (one of which is walk in). In a separate area there is a walk in wine cellar capable of housing more than 100 bottles of wine with ample stand up bottle space. The media and entertainment aerial and cat 5/6 internet cables, antenna distribution and RF amplifiers and Wifi storage closet is also off the kitchen in a walk in closet. There is also a large storage/utility room just outside the kitchen. To the rear of the lower ground floor there is the 4th double bedroom with en-suite. This could be used as a media/games room or gym. There is a back door with steps to the rear patio of the house from the lower ground floor.

The ground floor has two reception rooms, a conservatory and a guest bathroom. The front reception room is being used as a study while the rear is a sitting room adjoined to a separate conservatory area (additional sitting room) which leads to a small back patio backing onto Westfield Park. There is an external utility room accessed by separate steps to mid lower ground level which houses the water heating system and a storage area. A small external terrace sits on top of this utility room. All rooms facing the rear of the property have excellent views over the park.

The first floor has two double bedrooms with ensuite bathrooms and walk in closets. The first floor rooms can be combined to make one large principal suite with a large balcony overlooking the park. The rear room with it's super large veranda has scenic views over Westfield Park which is populated with different flowers every few weeks in the summer months. The smaller bathroom could easily be converted to a small kitchen.

The second floor consists of a large main bedroom with an ensuite with an extra large bath and a walk in shower next to a walk in closet. All rooms to the rear of the house have large sliding door glass windows with panoramic views over Westfield Park. The Chelsea Academy school is a top performing high school and sixth form college at the Southern end of Tetcott Road. The teachers and security personal always escort and supervise pupils to and from the busses on Kings road. This prevents the students from loitering in the area or park before or after school. There is little evidence or inconvenience of the school and the extra security in the area is a positive factor for a family with children. At night Westfield Park is closed to the public and although it is surrounded by gastro pubs and entertainment clubs Tetcott Road is extremely quiet.
