Property description

Tenure: Freehold

A rare opportunity to acquire one of Hadley Wood's principal houses which is set in a prominent position on Camlet Way. This fabulous detached family residence has been occupied by the current custodians for 32 years and is situated within a plot of approximately 1.45 acres with a road frontage of approximately 260ft in width.

'Chace End' is a five bedroom detached family residence which is approaching 4,730 sq ft and it is full of traditional characteristics and charm. The home also has some of the best panoramic rolling countryside views that Hadley Wood has to offer.

The ground floor accommodation consists of formal lounge, dining room, snug and family room. The kitchen leads through to a morning room and conservatory and to complete the ground floor there is also a guest wc, cloakroom and utility room.

To the first floor there are five bedrooms, one which is currently being used as an office. Bedrooms two, three and four have the added benefit of built in wardrobes and to the landing there is a separate wc and a four piece family bathroom suite. The principal suite also has a range of built in wardrobes, en suite bathroom and a bay window which affords greenbelt views. A staircase leads from the first floor to the attic room.

The rear garden is mainly laid to lawn and has an array of shrub hedge lined borders with a wide variety of trees positioned around the grounds. There is also an outbuilding and two detached single garages.

The private gated carriage driveway is perfectly screened from the road with a variety of mature trees and shrubs which provides with main home with a great deal of privacy.

History:-
At the turn of the last century, local architect Richard Clay, purchased the land to build two houses from the Jack Estate. In 1905, he built Chace End (103 Camlet Way) for himself and his family on land nearest the White Gate to Hadley Common and Ivinghoe (101) which he sold, on further land. This is why Chace End exhibits so many unique features of Arts and Crafts movement, for which his designs are famous. Situated at the head of the most prestigious road in Hadley Wood, Chace End rises from the road with a sweeping driveway through mature gardens and has uninterrupted views over the green belt valley towards Wrotham Park to the rear.

Chace End:-
Strongly influenced by the Arts and Crafts movement, Chace end features three double story circular bow windows and a Dutch gable flanking the north facade.
Arts and Crafts style is also reflected in all the internal corners which are rounded. The dining hall, with its inglenook fireplace is fitted with original French polished oak panels which rise to a vaulted and lit ceiling. Oak parquet flooring (at present hidden by fitted carpets) unites the dining hall and sitting room; the double folding doors between these two rooms can be opened to reveal a large entertaining space. Other features in the house include original leaded light oriel windows and staircase, curved sash windows and bespoke curves pelmets. The double width drawing room still has the original Arts and Crafts wall lights and an 18th century French marble fireplace. The kitchen was designed by Mark Wilkinson as are the wardrobe units in the front three bedrooms.

Below the main staircase and accessed from the outside there is an apple store used to store garden furniture. In the garden there is an 18th century barn and 19th century potting shed.

Location: Situated on the prestigious Camlet Way, the property is within easy walking distance to Hadley Wood mainline station (regular services into Moorgate with a journey time of approx. 30 minutes). Cockfosters underground station (Piccadilly Line) is a short drive away, as is junction 24 of the M25 which provides a road link to all major motorways and London's airports.
