Property description

Beautiful house set around an impressive private courtyard, next to the village church, in the Lunigiana hills of Tuscany. The accommodation comprises a main three bed house, two two bed units and two one bed units with independent entrances. Could be re-configured to become one exceptional house around the courtyard, or just perfect for home and rental. With garage, cantina, garden and additional land of olive grove.

From the little village the private courtyard is entered through a gate and then up external stairs to the entrance of the main house which is all on one level. Into a large central living room with a painted, vaulted ceiling. The kitchen is warm and welcoming with a large table and chairs, three double bedrooms and two bathrooms. Across the courtyard is a comfortable two bed unit, with spacious accommodation and lovely terrace to the central space. There are an additional three units set up for rental.

Large terrace with lovely view and with steps down to the garden with fruit trees which could possibly hold a swimming pool (subject to planning permission). There is additional olive grove just a short walk from the house. Plentiful 'cantina' for storage. Small garage with direct access from the village lane.

The villa is on the edge of a small village in the Lunigiana hills, only 20 kms from Aulla where there is an autostrada exit, a train station, supermarkets and shops. There are numerous country farm restaurants to discover nearby, serving local specialties and excellent walking trails abound. The small town of Barbarasco is close, set on the banks of the river Magra, and offers a selection of shops and restaurants, schools, chemist and one of the best cheese shops in the area.

The ancient town of Pontremoli is just 5 km away and it was built between two rivers as an expansion of the central castle. Wherever you look you will find elegant palazzos with internal courtyards overlooking the river, porticos and stylish piazzas. The cobbled lanes leading up to the castle are flanked with stone houses and interlinking arches. The twin arched roman bridges are the gateway on either side of the town. Pontremoli has a good selection of shops and restaurants, a theatre, hospital and the famous Castello which houses a museum. The central Piazza della Repubblica has traditional cafès where you can mingle with authors as the town hosts the most important Italian book prize. Don’t miss the imposing white marble Cathedral and colourful street market on Wednesdays and Saturdays. There is motorway access and a train station in Pontremoli with trains to Lucca, Pisa, Cinque Terre and Milan.

Lunigiana is a magical part of Tuscany. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage but for lovers of the coast the sea is only half-an-hours’ drive away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The airports of Pisa, Parma and Genova are just over an hour away.

Distances: Pontremoli 5 km, Aulla 20 km, Lerici (beaches) 40 km, Cinque Terre 55 km, Viareggio 80 km, Parma (airport) 85 km, Lucca 90 km, Pisa (airport) 100 km.
