Glencartholm Farm is situated close to the Scottish-English Border between the towns of Langholm and Canonbie, about two mile off the A7. The detached 4 bedroom farmhouse is conveniently situated adjacent to a range of farm buildings. The area is well resourced in terms of agricultural infrastructure with a number of grain merchants, agricultural suppliers and machinery dealers being located in the local area, in addition to the abattoir at Lockerbie. Auction Marts can be found in Carlisle (18.5 miles), Longtown (22 miles), and Dumfries (25 miles).

The town of Langholm is some 4.5 miles distant and provides a number of services and facilities including a bank, small supermarkets, a dispensing pharmacy, a library, a sports centre, Thomas Hope Hospital and numerous specialist shops. The town also has a church and primary school, and secondary schooling is available at Langholm Academy. Locally known as the ‘Muckle Toon’, the town is famous for its annual Common Riding festival and has a rich history associated with the town’s proximity to the Scottish-English border and the textile industry. There is a wide variety of walking available along waymarked routes in the surrounding hills, woodland and moorland. The town also has a golf course in addition to rugby, football and cricket clubs. Carlisle is some 18.5 miles distant and has a wide range of shopping, entertainment and cultural attractions. Carlisle train station offers regular services to both the north and the south.

Glencartholm Farmhouse
The Farmhouse is a traditional, Category B listed, stone built under a slated roof within an extensive area of garden grounds. On the south elevation, above the first floor lintels, there is an inscription that reads “Founded the day the Allies entered Paris the 31st day of March 1814. Finished the 6th day of July 1815 when the Allied armies under Marshals Blucher and Wellington again entered Paris.”

The house has flexible, well-proportioned accommodation and benefits from a cellar with a unique stone drinks store, which is engraved. The main accommodation is set over two floors and includes:

The Land
Glencartholm Farm extends to approximately 63.99 acres (25.89ha). The majority of the land is classified as Grade 3(1) by the James Hutton Institute. The land is registered with SGRPID for IACS purposes and is within payment region 1. It is predominantly flat situated about 50 metres above sea level and is suitable for cropping, taking multiple cuts of grass silage or productive livestock grazing. The fields to the north are accessed off the private drive, while the fields to the south are accessed from the farmyard. The fields benefit from four pre-paid water troughs.

In so far as these rights form part of the property title they are included within the sale. A shooting lease (together with rights to park on the property) is in place which, has been agreed with the tenant, will be resumed from the lease on 1 March 2022. The seller will continue to administer and manage the lease until termination.

The fishing rights include three pools that form part of the larger Irvine House Lower Beat. The records for the whole beat have been apportioned according to the number of pools and hence the fishing records for the part of the river included in the sale are estimated and can be found in the brochure. The pools included in the sale are Part of Watties Stream, Skelly Pool and Grey Stone.

From the M74, at junction 21 take the B6357 exit to Canonbie/Kirkpatrick Fleming/B706, then turn onto the B6357 heading to Langholm. Continue to drive for about 8 miles onto the Continue onto B720. At the T-junction turn right, onto the A7, then immediately left towards Hollows and Claygate on to an unnamed road and continuing onto the B6318. After about 2 miles, you will pass a stone cottage and steading and Glencatholm drive is just passed this on the left.
