Property description

The Artist's House, once part of the extensive estate belonging to Cardinal Passerini - lands bestowed on him by the Medici family in the 1500's - stands in private grounds of just under 1 acre (3000 sqmts) with two enormous secular Italian stone pines (also known as Umbrella pines) - perfect for shade during the summer -which lend the property not only privacy, but also a certain grandeur.

The property (circa 320 sqm) is located in the prestigious Pergo area of Cortona, just a short walk - 850 metres - from the village itself, in a hillside position, south, south-west facing. It is just off a quiet country road on a short, excellently maintained gravel road which also serves the other neighbouring properties, all of which are considered prime property investments.

The Artist's House is on two floors, built in traditional stone and was restored over 40 years ago. It is habitable and has fan coil heaters/coolers, but the kitchen and bathrooms are definitely in need of an upgrade. The rooms are spacious with lofty ceilings and exposed chestnut beams and the property, overall, would appear to be in sound condition. It's price, given the tab of exclusivity which goes with all property in Pergo, does reflect the works required. A pool would be permissible.

It consists of the following:

Ground floor: spacious entrance hall, living room with fireplace, dining room, kitchen, a study/library on a mezzanine level, a guest bathroom and a store room.
First floor: 4 large and light bedrooms, 2 bathrooms and an artist's studio with independent access.
Outside: Various store rooms, a boiler room and garden sheds.
A pool would be permissible.

Pergo is a lively village with a variety of shops, an excellent mini-supermarket/delicatessen, a pizzeria, a Relais Hotel-Restaurant and a great bar with outside seating which enjoys an eclectic mix of local and international residents.
Cortona is a 10 minute drive, Camucia with its main line train station - Rome-Florence-Milan - is 8 minutes by car.
Nearest airports Perugia 50 mins, Florence 90 mins, Rome 2hrs.

Annual council taxes - Euro 2.500
Purchase taxes as a non-resident - Euro 18.500 circa
Notary fees - Euro 3.500 (+ 0,5% of monies deposited in Escrow)

In a unique collaboration, Cortona International, offers its clients a team of English speaking professionals whose individual strengths provide specialist knowledge in all aspects of buying or selling a property. We also offer a post-purchase property and rental management service for international buyers who may be absent for part of the year.

We do our UTMOST to do pre-marketing checks on our properties in order to ascertain their compliance status.
This does not necessarily mean they are compliant (many owners are resistant to regularising their properties until they have a firm offer), but it does mean we have a complete picture for you, know what the owner must do in order to obtain compliance and the timelines in which this can be done.
A survey of your own should confirm our findings.

We work together with the registered Italian notary regarding the preparation and drawing up of all and any contracts.
English translations and/or an interpreter are provided.
All money deposits are held in escrow by the notary until completion.

We collaborate with international and local agencies in the area and can organise and accompany you on viewings of properties also listed by them. This is done on a split commission basis and at no extra cost to you.

We will supply you with all paperwork pertaining to a property when you view it.
We will also calculate all costs relative to the purchase (notary fees, purchase taxes etc...), future council taxes and overheads and, in advance of any commitment to a purchase, complete estimates for any works which might need to be undertaken.

We offer, together with our professional associates, a full range of post-acquisition services: General caretaking & maintenance; organisation of projects, permissions & renovations/small building works and a rental management service for people wishing to rent out their properties.

The agency is registered at the Chamber of Commerce in Arezzo and has been a member of FIAIP (Federation of Professional Italian Estate Agents) since 1997.
