Property description

A handsome stone farmhouse with outbuildings and land in a glorious rural location.

Description

Woolner Hill Farmhouse is thought to date back to around 1750, together with its attached stone outbuilding, providing a well proportioned property with further scope for modernisation if required. The main elevations feature local stone construction with windows under a pitched tiled roof with tall dormer windows at second floor level.

Principal access is via a projecting timber pitched porchway. The ground floor comprises a good sized entrance hall with quarry tiled flooring with period staircase situated to one side. The sitting room is of a good size, enjoys good natural light and features a large inglenook fireplace with wood burning stove. Situated across the hall is the kitchen and breakfast room with range of floor and wall mounted cupboards, Aga cooker and conventional oven. There is a useful pantry adjacent and boot room with side access to the rear. A large rear gallery gives access to the sizeable conservatory and links into the dining /entertainment room which occupies a ground floor section of the adjacent period stone outbuilding. There is also a store room situated just off and a bathroom.

The first floor features the main bedroom with large en suite bathroom. There is a further good sized bedroom and family bathroom at this level. The second floor provides two large bedrooms within the roof space with large dormer windows allowing superb far reaching views.

Outbuildings
The property has a range of useful outbuildings, including a traditional stone building with further development potential subject to planning permission. There is a newly renovated detached workshop providing good work space and secure storage. There are also a range of agricultural metal outbuildings for animal and machinery storage.

Outside
Woolner Hill Farm is currently accessed via a long shared driveway which passes through the adjacent farm. There is the possibility of installing a dedicated driveway which would start at the main driveway entrance and pass through the large top field, bypassing the neighbour and then linking back onto the private driveway section. The farmhouse has a pretty garden with ha-ha to the fore, a wooded area sheltering the house to the rear and an orchard with wildlife pond.
The property has a series of good fields which are currently grazed. The total acreage is approximately 33 acres.
