Top 3 things you love about your home
1. It is so quiet. For zone 1, Claremont Close is unbelievably quiet. It's a little oasis in Clerkenwell.
2. The layout. Having previously lived in period conversions, the fact that the flat was built in the 30s as a flat means there is no dead space or windowless rooms. The rooms are a great size and every square inch is useful.
3. The Cherry Trees and the rose garden. In late March and early April the cherry trees in the close burst into life, filling the flat with pink light. For much of the rest of the year the roses fill the close with colour.

Things we love about the area.
1. What's not to love about Angel? Sadlers Wells is practically on our doorstep and Exmouth market is a 5 minute stroll. We head there most days with the dog to grab coffee from Gail's (plus a few too many cinnamon rolls). The holy trifecta of Waitrose, M&S and Sainsbury's are 5 mins away too, just at the bottom of 2. Chapel Market (where there is also a farmers' market each Sunday). Camden Passage is packed with charming shops and an assortment of brunch places and leads on to Upper St and the increasingly bougie Essex Road.
3. Transport is a breeze. The tube is easily accessed through Angel or Kings Cross. Buses are plentiful and run all night. Boris bikes are available just outside the close too. And that's if you don't opt to walk to town, which we often do.
4. Did we mention the food scene? We are fortunate to have classics like Moro and The Eagle on our doorstep, along with newer hits like the Drunken Butler and Anglo. The food scene in Clerkenwell continues to go from strength to strength.


Q&A

Why are you selling? When we moved to Angel we both worked in the city, now one of us works in film and the other at a start-up. We've decided to move to Ealing, which is very convenient for West London film studios and closer to our families.

What's the area like? Superb. We really have the best of both worlds here. This area of Clerkenwell has retained a classy real village vibe while being incredibly central. The city is such an interesting and historic area, we often walk for hours with the dog and always discover something new. At the same time, Upper Street with all the shops, restaurants and bars is on our doorstep.

What is parking like? Plentiful. You can pay for a dedicated bay on the close, or get an Islington Zone A permit for the streets around the area (that's what we do).

Is there bike storage? Yes, in the garages just as you come into the close. Spaces are available through Islington Council.

How busy is the road, is it quiet at night? It's a cul de sac so couldn't be quieter.

I'm currently working from home, how does that work in this property? Really well. During lockdown, we both worked from home, and now I work from home 3 days a week. It's nice to be able to get decent coffee close to home working.

What's the internet like? Excellent and the options are plentiful. We currently have 300MB Virgin fibre, but other options are available too.

What's the boiler like? Almost new. The heating was replaced in 2020 and a Vaillant boiler was put in. There are 8 years remaining on the warranty.

Are we able to do any work/extensions? Some properties have closed in their balconies to extend the kitchen.
