Property description

A delightful Grade II period residence which has been extensively modernised and renovated throughout. Set in approximately 5.3 acres of gardens, grounds and paddocks and found close to the popular town of Hay-on-Wye

Glynheddwch is a splendid Grade II rural residence found in the heart of the Wye Valley close to the ever-popular border town of Hay-on-Wye. The property sits in approximately 5.3 acres of gardens, grounds and paddocks including the remains of the original walled garden and green house which is still in existence.

The house and grounds have been subject to a comprehensive restoration project bringing the house back into full use since being purchased in 2018. The restoration has included installing a modern heating system and rewiring.

The property is located in the small rural hamlet of Cwmbach. Glasbury-on-Wye is very close by with a filling station, general store, a cafe, the renowned Foyles Hotel and restaurant, church and public house. Further facilities can be found in nearby Hay-on-Wye which is known for its annual literary festival. The facilities include individual boutiques, cafes, restaurants, public houses, doctors' surgery, dentists, library, post office and primary school.

The Brecon Beacons National Park is found close by with a wide range of recreational activities and the River Wye offers fishing, canoeing and beautiful scenery. Further afield is Brecon 12 miles and Hereford 25 miles.

On entering the property the level of care and attention to detail that has been put into restoring the house and retaining the wealth of original period features is immediately apparant. The parquet floor in the hallway has been returned to its former glory, as well as improvements to the plaster work and windows, making a light and airy reception room.

A corridor on the ground floor serves all the main rooms including a study, dining room and drawing room with windows looking out over the balcony. The kitchen, with electric aga and window out over the front aspect, has a basic fitted kitchen and provides a blank canvas to install new fitted units. It is also noted that the fireplaces throughout the house have all been brought back into commission.

From the central hallway the restored staircase leads to the first-floor landing giving access to the first-floor bedrooms with refitted en-suite bath or shower rooms, all of which are exquisitely appointed, with the main bedroom having a dressing room.

A further staircase with a door leads to the second floor with former attic rooms which have been bought back into use providing 3 bedrooms and a bathroom. It is noted that there is also further attic storage space leading off the bathroom.
From the downstairs central hall there is a doorway leading to the rear of the property with an adjacent downstairs cloakroom and a further staircase which leads down to the cellar which also contains the newly commissioned heating and hot water systems.

The property is approached from the village road into a sweeping driveway. It is noted that the entrance has been widened to accommodate modern vehicles and electrics have been fitted so that electric gates and lighting can be installed. The newly laid driveway leads to the front of the property with the gardens stretching out to the north and further formal lawned areas to the south and east of the plot.
The paddocks are found to the east of the grounds as per the attached plan in red.

The gardens have been subject to an extensive scheme of improvement whilst retaining some important plant species and one of the main projects has been to unearth the walled garden whilst salvaging many of the green houses.
A new feature is the addition of a terrace to the southern aspect which incorporates an outside kitchen with storage units and natural stone worktops. There is also a fully integrated hot tub.

Freehold with vacant possession upon completion.
