Property description

Tenure: Leasehold, 88 years remaining

Set within a wonderful gated Victorian estate with communal grounds boasting a picnic area, the property offers bright and spacious living space in a much sought after Stoke Newington location. The accommodation itself comprises an entrance hall leading into the bright open plan kitchen/reception room with attractive stripped wood flooring and ample space for relaxing and dining. There are two well-sized bedrooms, plus a modern family bathroom with a white three-piece suite.

The property is enviably located within easy access of Stoke Newington and Rectory Road stations, as well as numerous regular bus routes. Stoke Newington offers an array of shops and amenities, with Stoke Newington Church Street providing a wonderful array of fashionable bars, cafes, and restaurants. The area is well served by beautiful open spaces including Clissold Park, Abney Park, and the Wetlands.

Top 3 things you love about your home
The flat feels like a hideaway from the world, above the trees on the top floor, the flat is flooded with bright natural light. Also, as Gibson Gardens is set back from Northwold Road and is car-free; it's also incredibly quiet. The Gardens is a historic mansion block built-in 1880, so the flat was purpose-built which means the space flows naturally. I spend most of my time in the open-plan reception/kitchen which has a warm feel due to the African teak worktops and brick walls.
I also love the community feel of Gibson Gardens and the shared courtyard, gardens, quaint lamp posts and cobbled street.

Three things we love about the area...
Stoke Newington has a relaxed, village feel popular with creatives. Having previously lived in various rentals in Stoke Newington, I knew and loved the area so was really happy to be able to buy my first home here.

Easy access to Green spaces including Abney Park Cemetery with the Gothic chapel in the centre, it feels truly wild in parts. Clissold Park has been home to a chilled-out deer population since 1890. There is also a larger animal enclosure, a paddling pool, duck ponds and tennis courts.
Farmers Market every Saturday at St Paul's Church
There is a wealth of independent shops, bars and restaurants in nearby Church Street and Stoke Newington High Road. Brunch favourite is The Good Egg, The Clarence Tavern for dinner and The Shakespeare pub is good for cosy and relaxed local drinks. Closer to hand is the Yellow Warbler on Northwold Road for the best coffee in Stoke Newington. Closer still is the Topup truck which comes to the Gardens - a milk float which delivers plastic free, zero waste food and household essentials to your door.
Buses, a 1 minute walk away serve the City, London Bridge, St Paul's, West End, Euston, Kings Cross, Camden and nearby Clapton and Islington.
Stoke Newington Rail Station (Zone 2), 13 minutes to Liverpool St
Victoria Line from nearby Seven Sisters Tube.
