The property has been in the same family ownership for around 100 years and has been farmed by the family since the mid-1800s. The property offers a new owner the perfect opportunity to enhance it further and create a truly special country retreat.

It is ideally located in beautiful Worcestershire countryside, yet easily accessible. It offers purchasers the rarely available opportunity to acquire a unique property, comprising an impressive principal period dwelling, a good range of secondary accommodation, a superb range of traditional buildings, with potential, and a superb set of modern farm buildings ideally suited to a significant stock enterprise. The Estate in all extends to around 523 acres of mainly rolling traditional Worcestershire pastureland together with areas of potential arable and some attractive belts of woodland.

Knightwick Manor
Knightwick Manor is an imposing family house situated in the centre of its own land, well set back from the quiet lane. The brick-built farmhouse is believed to date from the 18th Century but built upon the sandstone cellars of a 17th Century or earlier building. The house claims many period features including exposed beams, feature fireplaces and staircases, and a Jacobean panelled parlour with early 18th Century fluted frieze.

The extensive accommodation is contained over two floors with the mainly unconverted attics on the second floor.

The property is entered from the southern elevation into an impressive dining hall and reception room with feature fireplace and stairs leading to the first floor. Adjoining the dining hall is a panelled drawing room with significant features of interest. There is also a sitting room, kitchen/breakfast room and boot room with utility on the eastern wing of the house. The western wing comprises a further kitchen and sitting room together with a dairy and cold room. There are also a number of additional stores completing the ground floor accommodation.

On the first floor and accessed from a wide central landing are eight large double bedrooms with full height ceilings together with associated bathrooms and ensuite facilities. All of the bedrooms benefit from fine views over the Estate land and the countryside beyond.

On the second floor there is an extensive range of large attic spaces with the potential to create additional accommodation, subject to obtaining the necessary planning consents. There is also a three-room cellar.

Outside the property is accessed via a sweeping drive with turning circle and is surrounded by delightful well maintained mature gardens mainly laid to lawn, with mature trees and borders. The gardens mainly lie to the south and west.

Farm Buildings
Accessed from the main drive is a superb range of modern and traditional farm buildings in all extending to around 75,000 sq.ft. of covered space. See buildings plan.

The buildings are separated into four areas with two traditional courtyards and a yard of high quality modern stock buildings, together with a further yard that has most recently been utilised with the current deer farming operation.

The first courtyard to the rear of the house includes a stunning two storey traditional brick building known as ‘The Mill’ together with a further two storey building which is called ‘The Cart Stables’. To the rear of this central yard is a further traditional set of buildings known as ‘The Fold’ and currently utilised for additional livestock housing. All of the traditional buildings have been maintained in very good order and offer significant potential for alternative uses subject to obtaining the necessary planning consents.

To the north of the traditional yard is a stunning range of high quality modern steel portal framed stock buildings and concrete yard space. The buildings have been previously utilised for a large scale beef rearing enterprise but have also been more recently used in association with the deer farming business. There are four principal covered yards extending to over 20,000 sq.ft. of very good stock housing.

To the south of the main house is a further set of general purpose buildings with one being converted to provide a specialist deer handling facility.

The Land
The land is gently undulating and principally split into three parts but all surrounding the principal house and yard and subdivided by the small country lanes. The majority of the land is laid to permanent pasture and has been well maintained over many years. The land has been utilised for a successful beef herd with the land surrounding the main holding more recently used in connection with a deer enterprise. The land is therefore well fenced throughout and ideally suited to stock production. There are some areas that have been previously utilised for arable use along with a couple of very good belts of woodland including Lords Wood, Coalpits Wood and Pipers Coppice along with a traditional orchard in this area.

All of the land benefits from good road frontage and is well served by internal tracks.

The majority of the land is classified as Grade 3 with some areas Grade 2 leading down to the frontage onto the River Teme at Knightwick.

There are SSSI designations on two fields on eastern edge of the Estate.
