Description

An impressive former vicarage providing exceptional family accommodation and set in extensive grounds amidst beautiful Cotswold countryside

Description

Designed by prominent Victorian architect, Piers St Aubyn, and mentioned in Pevsner, Blackberry Hill is understood to have been built in 1850 but is not listed and yet is a fine example of Victorian architecture. It occupies a prominent position on the upper slopes of a wooded valley and as such has stunning views and a southeasterly aspect attracting excellent levels of natural light through its attractive mullion windows.

The accommodation has been considerably improved by the current owners, not least by the creation of a fabulous kitchen space which is ideal for everyday living. The entrance hall has also been opened out into the former study thus making for an impressive reception hall. The main room includes a splendid drawing room with a fine fireplace, stone mullion windows to two elevations and double doors leading through to the elegant dining room. The kitchen/breakfast room includes a 4 oven gas Aga, Gas Lacanche range, separate preparation area and a wood block floor. Wide French doors lead out onto the garden terrace and an internal door opens into a cosy sitting room with vaulted ceiling and a wood burning stove. This room also has French doors to the garden.

The remaining rooms on the ground floor include a cloakroom, utility as well as a boot room. In addition, there is an advantage of an extensive wine cellar. The layout of the rooms makes the reception space ideal for entertaining.

The principal staircase leads up to the first floor where there are three bedrooms and three bathrooms, a fourth bedroom is currently used as a study. The main bedroom uses a former bedroom as a dressing room and could easily be reverted.

The secondary staircase leads up to the second floor where there are four further bedrooms, bathroom, a sitting/tv area and utility room. Throughout the house there are many fine period features including flagstone floors, mullion windows and original stone fireplaces.

The property is approached along an impressive gravel drive leading to a broad sweep. Beyond is a Coach House offering garaging and storage, but which also has potential for other uses (subject to planning consent).

Set in 6.8 acres, there are formal gardens to the front and side, flanked by wooded grounds which contain many specimen trees, a legacy of an association with the Holford family who established the world famous Westonbirt Arboretum in the 19th century. To the south of the house is a paddock together with two loose boxes and a feed store/tack room.

To the north and west of the house are three paddocks totalling about 2.73 acres. A level paddock area provides space for enjoying cricket or football. In fact, the whole garden is a delight for growing children to explore and enjoy the many aspects of country life. A public right of way crosses the paddocks which are away from the house.
