Introduction & Exterior

Completely refurbished throughout, this remarkable family home in Hockley, Wilnecote is ready to move into for buyers. The property includes Open Plan Living on the ground floor with attractive suites and added features throughout, as fully detailed below.

The house is set back from Fairway behind a long drive that has been widened with block-paving to comfortably hold two cars side-by-side, with two more visiting spaces at the front. Beside the driveway is a strip of lawn to enhance the initial appeal. The front door is positioned underneath a storm porch and there is an alternative entrance via the lean-to utility room for arriving home with shopping.

The south-facing rear garden is landscaped to two levels, beginning with a deep patio on the same level as the house before steps lead down to the lawn. The patio spans the full width of the property providing plenty of room for an outdoor furniture set and barbecue area. The patio features a wonderful wooden balustrade to enable a safe barrier for children and enhance the presentation.

The lawn features a path through the centre leading to a summer house at the end. The garden has wooden fencing to both sides and the rear boundary. Beyond the rear boundary is woodland and open countryside.

Ground Floor

Immediately upon entering the home, viewers will appreciate the high standard on offer as there is high quality, 10mm Hickory-effect laminate flooring laid underfoot. This flooring is laid throughout the ground floor, apart from the utility room. Immediately ahead is the carpeted staircase with the guest WC added beside. The guest WC features a cleverly designed toilet that features a wash basin built into the cistern for washing hands to save space. An electric cupboard is positioned by the stairs that includes the telephone line for an internet router.

To the left of the hallway is an attractive set of French doors that lead into the lounge part of a stunning open plan ground floor. This incredible area forms a large L-shape around the hallway providing clear areas for the lounge, dining room and kitchen. To make the rooms bigger and open plan, the owner has removed the chimney and walls, with an 8mm RSJ installed above the kitchen which is thicker than required for extra support. All improvements have been made with approved building regulations where required. The room is naturally well lit by a lovely bay window to the front and a set of sliding patio doors at the rear, as well as the kitchen window. It’s worth noting that all windows and external doors with glass are double-glazed. There are extra sockets installed with some featuring a USB slot making it easier to charge smart devices.

The stylish kitchen suite is from Howdens and has navy unit facias with marble-effect laminated work surfaces. The suite includes an electric oven, four-burner gas hob and an overhead extractor fan. At the front of the kitchen there is a recess perfect for a fridge freezer to reside. Viewers will note above the kitchen, and indeed throughout the house, there is LED spot lighting. A door to the side leads into the lean-to utility room which was originally intended by the previous owners as a conservatory and has been improved to include carpet, a work surface and plumbing underneath with spaces for a tumble dryer, washing machine and dishwasher if desired. The utility has doors leading out to both the front and rear of the property.

First Floor

With a large window at the side, the landing area is very well lit and has doors leading off to all three bedrooms and the family bathroom. Above the landing is a pull-down loft-ladder to access a part-boarded attic that offers plenty of additional storage and houses the Worcester gas central heating combi-boiler, which has been refurbished as well. Furthermore, the heating system features new piping and the electrics have been overhauled with new wiring and consumer unit.

The bedrooms comprise of two excellent double bedrooms and a generous single bedroom. All bedrooms have extra sockets installed, carpeted flooring and large windows. The master bedroom at the front of the house includes a continuation of the bay window from the lounge below.

The family bathroom is an exceptional suite that include a bathtub, walk-in glass shower cubicle with storm shower head and a unit that incorporates the wash basin and toilet. There is a shaving point positioned over the units, a wonderful back lit mirror with Bluetooth capabilities for playing music whilst enjoying a bath, and a chrome heated towel rail. The whole suite is perfectly finished with attractive wall tiles and vinyl tile flooring.
