Description

Stumpy Corner is a well-presented four bedroom detached house with three separate reception areas on the ground floor. The property takes full advantage of its riverside position with charming views from the ground floor and from all four of the bedrooms. Cleddau View is a three bedroom cottage which is set away from the main house. With three bedrooms, two bathrooms, and a reception room on the ground floor, the true focal point is the first floor reception room with its sweeping views of the river. The well-established gardens that surround both properties also make an ideal relaxation space or a spacious playground for children. Stumpy Corner has a large patio to the side of the main house along with a raised deck and first floor balcony. This, coupled with the elevated position of Cleddau View, create perfect spaces to watch the river flow by. In front of the properties, lawn gardens run down to the water’s edge. There is ample parking for both properties off the long private driveway. The position of both properties on banks of the upper Western Cleddau river is superb. Surrounded by fascinating wildlife, it is perfect for birdwatchers and nature lovers. For those looking to enjoy life on the river, the tide can take you upstream into Haverfordwest or downstream to many of the beautiful riverside villages that are some of the county’s true hidden gems. The sense of peace and tranquillity found in the idyllic setting truly needs to be experienced to be believed. While it would be easy to think that you were miles from anywhere on the peaceful banks of the River Cleddau, the county town of Haverfordwest is less than ten minutes’ drive away. The sale also includes a private mooring on the river in front of the properties. This welcome mixture of seclusion and convenience is of huge benefit to any owner or resident of these properties. For someone looking to either develop this letting business or for a multi-generational family, these properties could be the perfect purchase.

Stumpy Corner

The second, but larger of the two properties in Stumpy Corner, which enjoys expansive gardens and entertaining areas which overlook the water.

Entrance Hallway 1

While the property has several doors to the front and sides, to create a wonderful connection with the river and gardens that surround it, the entrance hallway is at the side of the property which leads you into the ground floor. A staircase leads up to the first floor with this slate tiled hallway leading you through to the kitchen/diner and giving access to the ground floor shower room.

Shower Room 1

Ideal if you are coming into the property from a day on the river, this well-appointed shower room is located just off the entrance hallway. With a shower, lavatory and hand basin this room is completed with tiled walls and flooring along with a large heated towel rail.

Kitchen / Diner

Enjoying a fantastic position at the corner of the property, this room has a dual aspect outlook to the river, including French Windows onto the covered deck at the front of the house. The modern fitted kitchen is well-equipped with a fitted fridge, dishwasher, and mixture of open and enclosed wall and base units. A large range with three ovens, five ring hob and grill is fitted at the centre of the kitchen with slate tiles and lovely wooden beams completing this space. From the kitchen two separate archways lead into the sitting room and snug.

Sitting Room

Accessed through a large archway from the kitchen this flexible space opens out onto the conservatory at the front of the property and enjoys beautiful views of the river. It is currently set up as a lovely sitting room but would also make for an impressive dining room if required. This space shares the same impressive slate floors and wooden beams of the kitchen and has an internal window to the side conservatory.

Dining Room / Snug

Behind the main sitting room is another reception room which is currently set up as a snug. With a fireplace and warm tile flooring that leads through to the conservatory this room is a perfect retreat in the winter months.

Wrap Around Conservatory

Surrounding the South and Eastern side of the property this large conservatory is the ideal space to take advantage of the winter sun, or a beautiful entertaining space to open onto the gardens in the summer. With a set of double doors opening onto the large patio at the southern side of the property this spacious room would be an ideal space to host any party. Continuing around the front of the property the conservatory also has access to the main sitting room and kitchen.

First Floor Landing

From the entrance hallway the staircase leads you to the central hallway which connects all the first floor rooms.

Bedroom One 1

Situated above the kitchen, this spacious master has some of the best views from this property. With the added bonus of its own private balcony to the fore this dual aspect room would be a fantastic place to wake up every morning. With a roof light above in addition to the windows, this room is flooded with natural light. All the bedrooms benefit from warm exposed floorboards and a soft, neutral, colour scheme.

Bedroom Two 1

Next to the master, the second bedroom enjoys a similar dual aspect with beautiful views over the river and gardens. The large double window at the foot of the bed frame the river views, with the exposed stone of the southern wall creating a lovely cottagey feel.

Bedroom Three 1

Positioned towards the rear of the property the third bedroom provides another double room with views over the garden and of the river beyond.

Bedroom Four

Situated between bedrooms two and three this good sized single would be an ideal child’s room or nursery. It also enjoys views to the southern aspect over the garden and to the river.

Family Bathroom 1

This spacious bathroom boasts a bath and separate shower, with a lavatory, hand basin and tiling to beautifully complement the shower room on the ground floor. The bathroom has a window overlooking the side of the property and the entrance driveway.

Cleddau View

In an elevated position to the side of Stumpy Corner, Cleddau View is an impressive three bedroom property with its own gardens and parking space.

Entrance Hallway 2

Running through the centre of the property, the hallway opens onto the two primary bedrooms at the front of the home. Proceeding further into the property the hallway opens into a central reception space with the third bedroom, bath and shower rooms leading off it. A spiral staircase leads up from this space into the first floor reception area.

Bedroom One 2

To the left as you enter is the primary bedroom which enjoys a window to the front and side of the space with lovely views of the river. The property has been completely tanked, replastered, and has panelling to the lower half of the walls which creates a lovely restful space that makes the most of this tranquil position.

Bedroom Two 2

Across the hall from bedroom one, this double bedroom shares the same impressive views to the front of the property.

Family Bathroom 2

In the centre of the property at the rear of the building is a handy family bathroom which enjoys a bath with shower over, lavatory, and hand basin with an obscured glass window to the rear.

Bedroom Three 2

Positioned next to the family bathroom is the third bedroom in the property. A good-sized double, this bedroom has a large window to the rear looking out over the gardens.

Rear Reception Area

This flexible space houses the spiral staircase to the main reception room above and also offers a welcoming living space at the rear of the ground floor. Ideal as a sitting room, playroom, or home office, the space has two windows looking out to the side and rear of the building. A door to the rear opens into the shower room at the back of the building.

Shower Room 2

The second bathroom space on this level provides a shower, lavatory, and hand basin with a useful utility cupboard to house a washing machine and dryer.

First Floor Kitchen / Living Space

The stunning focal point of the property is this impressive first floor reception room which enjoys some of the finest views from either property via a Juliet balcony at the front of the space. More natural light is brought in through the rooflight at the rear of the room. The room is the ideal space to take in the stunning views along the Cleddau river. To the side wall of the room is a newly fitted kitchen with the rest of the space creating a charming sitting/dining area. Further development, subject to planning, could see the addition of a deck leading off the Juliet balcony to take in even more of the beautiful outlook.

External

The properties are approached by a long private driveway which leads you through woodland along the river’s banks to the large parking and turning area. The two properties are set in mature, low maintenance gardens with lawn areas that lead down to the foreshore. Both properties enjoy privacy from each other with their own gardens surrounding them.

The entire stretch of the Western Cleddau is literally on your doorstep from either property be it walking along the many paths and tracks that lead off from the property or on the water with ample space to store canoes or row boats.
