You will be the sole home owner from move in and you will own the home outright with no interest from other parties. The only condition on the property is that the home must be sold on in any future sales at the same discount rate, in this instance 70% of its market value at that time. This allows for more families and couples alike to get onto the property ladder in the future.
Evidence Required for the purchase:
- Mortgage Decision in Principle showing the maximum amount applicants are able to borrow (not more than 3 months old)
- Proof of funds for deposit is required (e.g Bank statement)
- Evidence of all sourced household income and savings (P60, pay slip, bank statements plus details of any other income received).
- Statement from an Independent Financial Advisor (IFA) confirming an applicant is unable to purchase the property at full market value (this should include the applicants name, plot number, site address, discount and sale price of the property).
SHARED EQUITY HOME
With our Shared Equity scheme, you own your own home on Day one but only pay for part of the equity. You fund this in the normal way with a deposit and mortgage. The remaining equity is held by Hellens Residential as a second charge for ten years. After 10 years, or if you sell, the loan must be repaid in full. This is interest free and fixed at the initial purchase price. There is no rent to pay in the meantime.
If you can qualify for all of the above, a simple application will be completed to satisfy your eligibility. Once they have approved your application you can continue the reservation with us as per a normal house sale.

Along with a completed application form you will also need to provide the following:
