I cannot think of a better position to build a new home, especially of this proportion. -- Greg Wood, Director

A beautifully considered brand-new barn style home situated at the foot of the North Downs between the highly regarded villages of Wye and Brook in the Kent countryside.

The building affords some extraordinary proportions including full height living spaces open to the apex.

To be finished by the buyer enabling them to create their own choice of final specification which is considered essential for completion of this remarkable home.

The property is approached from a long tree lined driveway and hidden from view in a private setting in a designated Area of Outstanding Natural Beauty.

The nearby village of Wye has shops, schools, restaurants and pubs along with a train station connecting with Ashford and Canterbury High Speed services to London.

In all about 1.44 acre.

This site is nestled at the foot of the North Downs along Amage Road between the popular villages of Brook and Wye. The plot enjoys a rural and quiet position along with the convenience and amenities that the village of Wye provides just over a mile away. The North Downs boasts stunning countryside, much of which is a special landscape area and designated an Area of Outstanding Natural Beauty (AONB), the locality is particularly favoured for riding, walking, and cycling.
The village of Wye provides shops, surgeries, restaurants, inns, and schools, including the Wye Free School, Lady Joanna Thornhill Primary School and Spring Grove Preparatory School. There is also a railway station connecting with both Canterbury and Ashford Stations.
The fast-growing town of Ashford provides shopping, recreational and sports facilities along with a further choice of schools both in the state and independent sectors, HS1 trains to London take just 37-minutes and run every 30 minutes.
The M20 motorway on the outskirts of Ashford provides a fast link with the M25, the Port of Dover and the Channel Tunnel.
The city of Canterbury is within a few miles and provides a range of educational & shopping facilities, as well as period architecture including Canterbury Cathedral.

The building
Demonstrated by the floor plans and photographs, this new home is of epic proportions, extending to circa 36m x 14m. The contemporary design includes a crisp slate roof structure which gives way to vertically applied timber cladding (currently specified to be cedar).
This robust structure is now completely watertight, with high specification triple glazing throughout (including inbuilt blinds and solar operated blinds to bedroom windows), underfloor heating pipework has been installed beneath the screed. The heating system has been designed to run from a heat pump and will also power an air conditioning system.
Three Phase electricity is supplied to the site, a fresh water supply is present and a large ‘Klargester’ has been connected beneath the ground for wastewater.
The project to date has been signed off by the local authority Building Control and a Build Warranty provider has also been engaged to offer a new home warranty upon completion. This will be transferrable.
Further details available upon request.
