Planning permission has been granted to convert the existing barns into five homes with around 2830 sq ft of living space.

Sladbury’s Lane comprises of a number of traditional single-storey redbrick barns arranged in a courtyard which were ancillary to Sladbury Farm. The whole site comprises of 0.75 acres and faces south towards further land owned by the vendor which includes an attractive private fishing lake.

Location - The site is well located being only 2 miles from Clacton, 2.7 miles from the sought after Clacton Beachfront and 16 miles from colchester. However, the land is still located in a rural position.‘

Planning - Prior Approval Application under Part 3, Class Q of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) for prior approval for the conversion of four agricultural buildings into five dwellings was granted on 23/12/22 planning reference 22/01919/COUNOT.

Services - Currently all services are available to the property with the exception of would water drainage and this is intended to be done via Klargesters. Currently the water main is private and serves a number of local properties and also runs under the barns, the vendor has a legal agreement signed from all stakeholders to divert this water main around the barns and an approved contractor has been instructed to carry out these works. In addition the vendor has been in contact with Affinity Water to have an adopted main laid in land owned by themselves from the nearest adopted main to be connected to the new diverted main. A quotation is currently awaited for these works but note that a previous quote was for a sum of £100,000. The cost of this work is to be borne by the purchaser, the purchase sum will therefore be reduced by the cost of these works once the quote is received.
