Description

"The layout was a clincher for me - set well back from the road amongst the gardens, you enter through a private locked gate into a spacious alley with bike and bin storage and planting. It feels safe and quiet and the friendly neighbours bring a real sense of community - (affectionately referred to as our 'alley gang'). From shared dinners and movie nights to moderately successful quiz nights at the local Dark Horse, I immediately felt welcomed to BS5. The location is fantastic for access to nature - and my daily Whippet walks. Within two minutes I can be at the peaceful Avonview Cemetery, the lively atmosphere of St George's Park, or on a woodland adventure to reach Troopers Hill's panoramic views over Bristol. The thing I love the most about my flat is its secret garden nestled between the houses. I have lovingly filled it with plants, creating a mini jungle that welcomes butterflies, ladybirds, and bees. Whether it's the morning sun flooding into the flat, tea on the decking to the sound of bird song (or an evening drink with hooting owls from the local park!), I'm sure this corner of wild will be a favourite sanctuary for whoever moves in."

The iconic Boot Factory which dates back to the 1880s has been sympathetically adapted and converted into contemporary residential apartments. Situated on Beaconsfield Road in St George, between Church Road and Avonview Cemetery, which occupies a large space above the River Avon and its riverside walks. St George’s Park is just a short walk across Church Road from Beaconsfield Road and is one of the city’s most popular parks providing a kids play area, tennis courts, a cafe, a skate park, and a lake. St George has many exciting independent shops, cafes, pubs and restaurants, with Northcote Road near to the very popular Poco Deli, Red Church and Orchard Café. On from this, the much-loved Bristol Loaf and The Lock-Up are staples in this community. The shops and cafes of Easton are also easily accessible via the Bristol to Bath cycle path, including East Bristol Bakery, Garden of Easton, and Bristol Sweet Mart. For commuters, it is a short journey into Bristol City Centre by bus, bike or car, whilst also being just a short drive from Bath and the motorway networks as well. From this side of the City Centre, Bristol Temple Meads is just a short journey away.

This beautifully designed two-bedroom garden flat is situated within the desirable development of the converted Boot Factory. Accessible via a communal gated entrance leading to a private front door or garden entrance, the property offers a stylish open-plan kitchen/ dining /living area, two double bedrooms, and a contemporary bathroom. Each room showcases thoughtful interior design, adding charm and character. Notably, the property features a stunning private garden professionally landscaped to provide a unique retreat from city life - an exceptional haven with beautiful planting and ample space for both entertaining and relaxation. The property also benefits from shared secure bike storage.
