Description

A charming two bedroom cottage in an elevated rural position with astonishing views across the Marshwood Vale towards the sea.

The Property - April Cottage is believed to have been built circa 1900 and was substantially extended in the 20th century to create a classic two bedroom country cottage. What makes April Cottage so special is however its position. It lies close to the highest point in Dorset at the top of the Marshwood Vale below the two scenic ancient hill forts close by. As the name Birdsmoorgate suggests it has magnificent far-reaching views towards the sea to the south over the rolling Dorset countryside below.

The accommodation is simple but well appointed with two living spaces on the ground floor along with a bathroom and two bedrooms on the first floor. The sitting room has the focal point of a fireplace equipped with a wood burning stove and is laid to an attractive and practical engineered oak floor. Beyond the kitchen/dining room takes in the views with the dining table to its centre and a fitted kitchen to one side equipped with both a ceramic hob and an electric oven. The floor is laid to ceramic tile with sliding doors to one side that lead out onto a terrace that makes an ideal outside entertaining area during the summer months. Beyond the kitchen, there is a well organised bathroom while upstairs there are two bedrooms, the principle of which mirrors the sitting room below. The second bedroom looks to the rear and is currently arranged with bunkbeds to one corner and a single bed to the other. The property has huge charm, is beautifully decorated throughout, has UPVC double glazing and an immersion heater that creates the hot water.

Outside - To the right-hand side of the property there is parking for a small car with a second area of parking immediately to the front of the property. The glory of the property is of course to the rear with a paved terrace stretching the width of the cottage that takes in the views. Below the cottage there is a strip of garden that is for the most part wild and accommodates a septic tank.

Situation - The property is set in the heart of the Marshwood Vale, about a mile and a half from the village of Marshwood. The towns of Axminster, Lyme Regis and Bridport are easily accessible by car. Bridport is a bustling market town with a history of rope making and is now a gateway to the Jurassic World Heritage coastline and lovely beaches at nearby West Bay, Charmouth and Lyme Regis. It also has a variety of independent shops, supermarkets, public houses and restaurants catering for a range of tastes. It has a Wednesday and Saturday market and there are excellent arts and music events and the famous “hat festival”. Bridport is conveniently placed for Dorchester and Weymouth to the east and Axminster and Honiton to the west. Communication links are good with road links along the A35 and mainline railway stations at Axminster, Crewkerne, Maiden Newton and Dorchester.
