Description
DESCRIPTION
Luscombe Maye is delighted to bring to market this quintessential cottage with a 0.5 acre garden with some woodland which is being sold with no forward chain. An unmetalled road and bridleway are quite literally on your doorstep, which provide a beautiful woodland walk which leads down to the River Avon and beyond. Keepers Cottage is nestled into a secluded spot and has character and charm throughout. It has been home for our vendor for nearly 30 years and the lifestyle this home offers, means she has many cherished memories and she offers this home for sale with the wish that the next buyers love this way of life as she has.
Stepping into the home, there is an entrance porch which has plenty of space for shoes, coats and wellington boots. The reception room spans the whole width of the home and the real focal point is the large chimney breast with a superb stone fireplace with wooden mantelpiece, perfect for a roaring woodburner in those colder months. A spacious dining room has exposed wooden beams and a deep window sill and a large opening in one of the old chimney breasts connects this room to the kitchen. The kitchen has floor units and shelving, a four-ring hob and there is an integrated multipurpose microwave and oven, a one and a half bowl sink with drainer unit which overlooks the pretty cottage garden and space for a fridge freezer. A separate utility room has space and plumbing for a washing machine and dishwasher and further space for use as a larder. There is also a WC with wash hand basin and another door which leads out to the garden. Situated, through what looks like an under the stairs cupboard is a shower room with a further WC, and wash hand basin.
A delicately painted staircase leads up to the first floor accommodation. The two front bedrooms are both good size doubles with built in storage cupboards and there are two further bedrooms and a family bathroom, comprising a WC, bath with shower over and wash hand basin all in white.
OUTSIDE
There is off road parking for several vehicles on a hardstanding, and a cottage garden to the front and side of the property which has a cobbled pathway winding throughout. There is a variety of plants, bushes and shrubs as well as a vegetable patch, areas of lawn and a patio which is a great space for an outside dining-table set for some Alfresco dining. There is a large outbuilding which was once two lose boxes which is currently utilised for storing garden tools and there is power to this. There is also a useful store outside the back door. Walking away from the property, the garden begins to mature with large trees and more of a woodland floor with ferns. The garden slopes away and there are wooden steps which trail through this space and lead down to a gate at the bottom of the garden.
JAPANESE KNOTWEED
A small amount of Japanese Knotweed is known to come up within the boundaries of Keepers Cottage and a neighbour has been chemically treating the plant. No Japanese Knotweed has currently appeared in 2024 (last seen 2023, after not appearing for 2 years prior to this). The vendor is seeking advice from a reputable company as to the steps required for putting in place a treatment plan.

CURTISKNOWLE
Curtisknowle is a tiny hamlet tucked away in an Area of Outstanding Natural Beauty in the Avon Valley about halfway between Totnes and Modbury. While it appears remote on a map, it is quite accessible with Totnes within eight miles and the A38 within six. Just down the road, the River Avon has a disused railway line alongside it providing beautiful woodland riverside walks. There is an excellent village shop at Harbertonford and within easy reach are Modbury, Kingsbridge and Totnes, with its main line railway station (London 3 hours), community college and a wide choice of cultural facilities. The South Hams has Dartmoor to the north and the sea to the south and is host to wide range of sporting and recreational pursuits.
