Some personal comments from the vendor
"Having lived at the Tobacco Store for over three years, I have loved getting to know the other residents including my two lovely neighbours. I chose the apartment due to the floor to ceiling windows which supply refreshing views of the city skyline and fill the apartment (even on a not so sunny day) with heaps of natural light. Being located just off of East Street in Bedminster means it is just a 10 minute walk into the city to meet with friends or for work meeting, etc. All in all, I will be sad to leave but I'm sure the next owner will love the apartment as much as I have."

This stylish apartment is on the second floor of a block built a few years ago in the heart of vibrant Bedminster. The apartment is inward facing and exceptionally quiet and therefore benefits from no noise from the street. The property has solid concrete walls and floors between apartments, which is a huge plus for new build, and the temperature inside never drops below 19 degrees in the Winter or above 25 degrees in the Summer.
The communal entrance contains the lift and is stylish, inviting and kept spotlessly clean. Once into the apartment one is struck by just how fresh it smells – just like fresh linen!! The accommodation comprises hallway, kitchen/living area, a bathroom, two bedrooms one of which has an en-suite and a utility storage area. There are ceiling spots in the hallway and all rooms and all the windows are double glazed from floor to ceiling. There is solid oak engineered flooring in all rooms apart from the bedrooms which are carpeted with handwoven high fibre grey carpets.
All the fixtures and fittings in the kitchen, bathroom and en-suite are of a high quality and look very stylish. With Smeg appliances and marble worktops, the kitchen has a luxurious feel. The main bedroom has a built-in wardrobe with full height mirrors whilst the bathroom has heated towel rails and heated mirrors and is wall tiled. The utility room provides storage that is always useful in an apartment and also contains the washer dryer, router and the electrical fuse box.
The owners say that if the buyer pay the asking price then they are welcome to have all the furniture... even the matching SMEG appliances.
Wi-Fi is provided on an FNDL line which means you can benefit from both high speed fibre optic broadband as well as 5G connection. Option to choose from lots of providers of your choice based on your requirements.
The neighbours are all very welcoming and friendly. Mostly being doctors, solicitors, families and young couples. There's even WhatsApp Groups for both Factory No.1 & the Tobacco Store should you wish to keep updated or would like to attend ad-hoc social events and garden parties.
The property does not allow residents to Airbnb or Serviced Accommodation therefore you only see familiar smiley faces. CCTV and a highly attentive Concierge who is loved by the residents.
This property is in superb condition throughout and is in a great location, with local amenities such as shops, bars and restaurants right on the doorstep. For commuters, the area is well connected, with much of the city within walking or cycling distance. There are frequent buses and Bedminster train station is close by making the city centre extremely accessible.
Outside there are well kept landscaped communal gardens laid to lawn.
