This home could never be summed up in a paragraph so forgive me as I try to describe it adequately before your eyes glaze over... Initially appearing similar to the neighbouring homes, it conceals a wealth of differences that become immediately apparent as soon as you open the door. If you are unconvinced by open plan living, thinking that it can seem a little stark you really need to see this place, as it manages the difficult trick of staying cosy and homely while offering huge dimensions and, should you indulge your family with large social gatherings it becomes the perfect venue. One where the massive living/dining/kitchen area opens onto a large patio area overlooked by the raised lawn which is sufficiently high to allow sight lines across the adjacent rooftops and which in turn gives absolute privacy.

The remainder of the home offers three bedrooms, the principal with its own en-suite and a separate family bathroom not to mention the ever useful downstairs cloakroom. Everywhere has been fitted out to the highest of standards and evidently with scant regard for expense. For example the kitchen is straight from Hollywood (no, not Holywell...) and fabulous flooring runs throughout the home. The only place where attention appears to have been paid to economy is in the state of the art heating system and the solar panels which combine to achieve an Energy Performance rating of 'A' which is truly remarkable.

To the front of the house is a large patio area bordered with decorative crushed slate, ideal for parking more cars or, just adding plant pots for more colour and a tarmac driveway leading to the attached rear garage. This has a recently fitted electric door and, following the home's efficiency credentials, an electric car charger socket set attached to the wall. There is then a gate opening to the rear garden which is accessed either from here or via the twin patio doors in the rear facing extension. Stepping onto the lower patio area of the garden we find a space capable of taking up a large table and chairs, making it is the perfect spot to just relax in style and privacy. A brick retaining wall creates a nice area for plants and shrubs to grow and a set of steps in the centre leads you up to the raised part of the formal garden. The first thing to strike you is the sheer size of it, especially as this is in a fairly modern development, where gardens are often pretty unimpressive. A large area of lawn sits in the centre and has been sectioned off with a high wooden fence, leaving different areas where you can sit and enjoy every moment of sunshine throughout the day.

Returning to the front of the home and stepping through the double glazed front door with its two vertical decorative glass panels, we enter into the bright entrance hall. Quality wooden flooring sets the scene, which runs throughout the ground floor.

The first door on the left opens into the handy cloakroom, which once you've had one you'll never want to be without again! When you have a home like this, where lots of people come to visit, you don't want them traipsing upstairs to use the toilet, and this one is perfectly placed out of the way, by the front door.

Straight ahead of us is another door opening into a decent storage cupboard, where you can hide some of those things that we need every day, but don't want on show.

The final door leads us into the lounge and what a lounge this is. The beautiful wood floor continues into here, with a large centrally placed wooden mantel and surround, that contains a perfectly sized log burner. This will not only keep the room nice and toasty as the heat also spreads through to the other rooms, but provides the cosy feeling only a real fire can manage. A large window looks out over the front aspect and lets plenty of light in. There is a turned staircase set well back and out of the way, with a large opening into the dining area.

The wall has been removed to make the space more open-plan, a feature which has been continued throughout the ground floor. For flexibility this area can be curtained off if desired, giving an extra level of privacy, or not, the choice is yours. This room is capable of housing a large table and chairs quite comfortably but, again in the pursuit of flexibility, if you required more space then the huge extension towards the rear of the home provides the answer.

This is accessed through where another wall has been opened up revealing the very large extended room at the back. This space is capable of holding a monstrous table and chairs, and where a banquet feast would not look at all out of place. So for Christmas and birthdays, this will be the house of choice for those get-togethers!

Alternatively its very size makes it an ideal additional living room, adding to the many choices available for as we all know, space is the one luxury that no amount of clever design can manufacture for you. There are two vertical grey radiators that climb the walls to help keep this vast room warm. The kitchen has some storage units spill over into this space, with a large void in the middle left for one of those American Fridge / Fridges to nestle into. Two sets of patio doors open to reveal the lower patio section of the garden. A further wall has been removed from the rear of the house to reveal a very smart kitchen and casual dining area where a wooden breakfast bar defines the boundaries of the room, and also offers a home for the sink, hosting more storage units beneath.

With a mixture of white and grey glossy kitchen cupboards and grey splash back wall mounted tiles, this is a visually stunning and well-planned kitchen. Work surfaces run along two walls and offer masses of space for food preparation while easily accommodating all the 21st century gadgets that we've become so used to today, with the whole space being kept beautifully bright by the roof mounted Velux windows. This is a place where you can entertain in style and not miss out on any of the action, while you create some culinary masterpiece.....or just open the take-away lids!

Back to the main lounge and we head up the beautiful turned staircase to the landing. It's kept light up here thanks to a window at the head of the stairs, a wooden banister shapes the landing and also helps keep us safe. A loft hatch opens to the attic space for more storage space. In the family bathroom we have the usual suspects that you'd expect to find; the obligatory toilet, a pedestal wash hand basin and of course a panelled bath, all fitting snugly into this space. It's finished off with some large tiles on the floor and half tiled walls, with a frosted window to help keep it nice and bright.

The next door we come to leads us into the first bedroom. Here you have views over the rear garden which is kept nice and private thanks to the wooded area at the rear of the garden. There is ample space for a large double bed and side accompaniments, as well as a large void to house a large wardrobe. A quality wood effect floor finishes this room off perfectly.

Moving along to the next room and we enter into the main bedroom. Slightly larger than the last, as you'd expect, so easily accommodating all the required furniture typically found in a bedroom and with the added benefit of a large fitted wardrobe. Like its counterpart the room is kept nice and bright thanks to the large window, in this instance looking out over the front of the home. Off here is the en-suite where a white contemporary suite is installed, in the form of toilet, pedestal wash hand basin and an inset shower cubicle at the far end, with its glass folding door.

The final room upstairs in the box room, however, because of the cleverly designed turned staircase, we don't end up losing part of this room to the staircase cavity which can sometimes take up half the room. It remains a good sized single bedroom, or if you are lucky enough to work from home, office space or luckier still, games room....
