Description

A charming and beautifully appointed character cottage in a private village setting, surrounded by beautiful countryside.

Description

Hillside is a characterful detached cottage set in a highly desirable setting on the northern edge of this ever-popular Cotswolds village. The generously proportioned family home has been extended and modernised over the years to create a well-appointed residence with all the modern conveniences, though it has lost none of its character: outside it has a delightful cottage appearance which belies the space within, while internally there are exposed beams, a large brick inglenook fireplace and stone walls. These are complemented by traditional country-inspired décor, including a stylish cream kitchen with Rangemaster stove, a kitchen island with vegetable sink and a fabulous double-height entrance hall with wall panels and wooden floors. The majority of windows have recently been replaced with Timberlook flush sash heritage windows which improves energy efficiency and aesthetics. The interiors are presented to a very high standard throughout.

The spacious accommodation has a well-planned layout: the house is entered into the attractive reception hall, which leads to the dual aspect 25ft sitting room in the original part of the house, while to the other side there is the open plan kitchen and dining room, a study, a family room, shower room with WC and a utility room, which has extensive storage and space for an additional fridge-freezer and laundry machines and an internal door to the garage. The galleried landing on the first floor leads to an expansive principal bedroom with en suite bath and shower room and four further bedrooms, two of which are en suite.

Outside
The house is quietly and privately situated off a country lane, accessed via its own gravel driveway leading to the side of the house where there is an attached double garage and a good-size parking area. The gardens are beautifully landscaped, wrapping around the house with a variety of specimen trees, including an impressive willow, creating a most secluded setting. The south-west facing gardens are well stocked with a plentiful selection of vibrant shrubs, herbs and bedding plants, and there is a generous lawn that wraps around three sides of the property. A highlight is the oak-framed covered seating area, accessed from the kitchen, which is a lovely space for alfresco entertaining.

Location

Minety is a large village with facilities including a primary school, pre-school, two public houses and a community-run shop. Day-to-day shopping can be found in Cricklade and Malmesbury. Cirencester and Swindon, the two major towns in the area, are both within easy driving distance and provide comprehensive but differing shopping, commercial and recreational amenities. Locally there is access to excellent countryside, with the Cotswold Water Park providing water sports, walking, cycling, riding and golf opportunities. There is a leisure centre in Cricklade and many equestrian establishments locally for livery and tuition.

Communications are first class with a direct service from Kemble or Swindon (five miles and 14 miles respectively) to London Paddington. Both the M4 and M5 are easily accessible via the A417/419 dual carriageways.

The local area has a wide selection of highly regarded schools in both the public and private sectors. Private schools include Rendcomb College, Cricklade Manor, Westonbirt and Stonar, as well as the schools and colleges in Cheltenham. There are secondary schools in Purton, Cirencester and Swindon.

Square Footage: 3,043 sq ft

Directions

After 2.5 miles, at the crossroads, turn left onto the B4696. After bypassing Ashton Keynes and then continuing for approximately one mile, cross the river Thames and immediately turn right to Minety. After one mile, take a left at the junction, pass underneath the railway bridge and Hillside is situated on your left, just by the 30mph sign.
