If you have an elderly relative or young teenager who are looking for their independence but you really need to keep an eye on them still, we this home offers a two bedroom self contained, detached house/annex that fits the bill. It also save you having to fork out a deposit on a home for them.
However, if you wanted to create an income from an Airbnb, then the detached house/annex could be a nice little earner for you. Stick a hot tub in the private garden area that comes with the annex and I've seen lesser places charging over £300 a night, so you could get a decent income from that each week / month! You may need to talk to your local planning department first before you do this.
Every now and then somewhere comes along that really fires up the imagination....and Halkyn Hall Farm is one such home.
Standing in an elevated position offering fabulous far reaching views across the Dee estuary and beyond, you can almost see Heathcliffe brooding on the windswept mountain as Cathy pines by the fireside.....Too fanciful? Just wait till you see it!!
Dating from the late 1600s, it has a rugged solidity that makes it appear virtually indestructible, expected to stand for several centuries; a symbol of the empire. However, as it has already proved far more durable than the actual empires, perhaps that is a poor analogy. Either way, it speaks of a bygone era, when horse-drawn carriages clattered their way up the lane bringing the great and the good to enjoy the hospitality of the big house, before the horses were removed by the staff of ostlers to the separate coach house.
Entering the grounds through a gateway onto the drive, there is a sweep of grass to our left leading up to the higher level of lawn. This continues in a broad swathe around the side and rear of the home, from where far reaching views across the river and Wirral are seen.
Approaching the main house there is a subterranean store set into the hillside, the perfect log store. We open the composite front door finding ourselves in a wide hallway with a checkered ceramic floor and from where the staircase rises directly in front of us.
To the right is the first and smaller of the sitting rooms with its traditional open fireplace. To be honest, this room puts many a main lounge in the more modern homes to shame, but this is a home where you have to suspend your expectations in matters of scale - as you will see.
Recrossing the hall, we enter into the kitchen where the first thing you notice as the door opens is, the immense thickness of the walls. This is how we allow for the inclusion of a window seat, another hint at a bygone era. but then you see the rest of the room.
We are immediately transported forward several centuries by the modernity of the fixtures, from the vast central island containing a large ceramic induction hob with two ovens beneath. There is one complete wall of fitted cupboards; but these are so much more than that. A central section opens with a set of bi-fold doors, to reveal what is almost a separate kitchen set into the wall, with a sink, worktops and various storage solutions. Needless to say, it also includes every imaginable integrated alliance with everything being kept bright and well lit by the French doors opening onto the sheltered patio. In spite of the modernity of the room, it retains a traditional feel thanks to the beautiful and virtually indestructible ceramic 'wood' effect flooring that continues throughout the home.
Passing through an archway into the dining area, we find windows to two sides and additional daylight provided by the huge glass panel set into the sloping roof with its exposed beams. If entertaining a lot of people is important to you, then this is a large box that you can cross off your check-list.
A doorway leads into a small passageway that then takes us down to a lower section of hall where, completing the circle we can see the front door, before moving into a corridor housing the laundry equipment, which in turn passes into the handy downstairs cloakroom.
Also off this corridor is the main sitting room of the home. This is a large room even by the standards set here, with a low oak beamed ceiling, making it feel cosy despite its dimensions. This feeling is accentuated by the huge raw brick fireplace and, what I can only describe as, the weapons grade log burner that it contains. At the far end of the room, a door opens into a passageway at the end of which are three stone steps up into what must have originally been, the grand dining hall.
With its vaulted and beamed ceiling, it is almost reminiscent of a church. This has since been converted into two separate rooms, one a well equipped office and the other, the sort of gym people pay substantial subscriptions to attend, with the whole space kept comfortable by a very impressive Scandinavian style log burner.
Moving upstairs and doubling back on ourselves, along a landing with the feel of a minstrel's gallery from the window looking down into the dining room, we find the first of the bedrooms.
In an ordinary home this would feel luxuriously spacious until we realise it began life as somewhere far bigger, until the addition of a partition wall producing a full width dressing room was added, reducing it from huge, to merely large.
Opposite this is a similarly spacious room, this time equipped with not only a full sized walk-in wardrobe but its own en-suite with a hand basin, lavatory and corner mounted shower cubicle.
Returning to the head of the stairstep down to a half landing containing the third bedroom. This has received the same treatment as the first, in that an originally enormous room has been altered by the welcome addition of a dressing room, though to call it that is almost an insult, as I have seen far smaller spaces classed as principal bedrooms...
Adjacent to here is the family bathroom which, like everything else in this lovely home has been finished to the most exacting of standards. A table top mounted bowl style hand basin accompanies the lavatory and traditional bath, where a half length glass screen protects the room from any over-enthusiastic use of the rain shower above.
Another staircase from this half landing takes us to the principal bedroom where once again, a section has been partitioned off twice. One is a dressing room and the other has fitted wardrobes and is a more practical storage area, keeping the actual bedroom free from clutter while remaining luxuriously proportioned. In an interesting feature, one partition has utilized part of the roof trusses producing a cottage sort of atmosphere that is very appealing.
A door reveals the en-suite with its expected hand basin, lavatory and walk in shower cubicle, rounding off what is an absolutely stunning family home.
But wait there's more!! Behind the house lies the oldest part of the property, that was originally a coach house. This has since been converted into a self-contained two bedroom dwelling with the upper floor given over to the kitchen and a huge, open plan room with a vaulted beamed ceiling, offering endless possibilities. A games room, cinema, or anything you can think of, this is the perfect venue for any teenagers keen to experience independent living but not yet ready to fly the nest, staying safe beneath the parental eye. while retaining the illusion of freedom. Or if yours have gone, it would make a terrific Airbnb or holiday let producing a good, additional income.

All in all, this home is truly a one off and as such presents a golden opportunity to live somewhere really special. Normally, places 'like this' are too scary to take on, owing to the amount of sheer work involved in bringing them into the 21st century. But not here as everything has been done for you and done to the sort of standard you would like, but rarely see! Everywhere you look are touches of class and good taste and with the possibilities presented by the separate coach house, it becomes an ever more tempting proposition.
This very useful two bedroom detached house has been converted and would make an ideal place for an elderly relative to live or even for a young teenager - meaning mum (or dad) can still keep an eye on them and they'd still keep their independence!
It would also make an ideal Airbnb Holiday Let, which you may need to get planning or consent for, but I can't imagine that would be too hard. So if you want somewhere to see your family grow and flourish while becoming part of the long history of this stunning home, give us a call, I promise it will impress.
