Believed to date from about 1570, Peter’s Farm is a pretty timber-framed house, listed Grade II – of special historic or architectural importance. The house is attractively situated in a country lane on the outskirts of Rusper; rural and yet not isolated, and within convenient reach of Horsham, Crawley and Gatwick airport. The house is set in over 13 acres of gardens and paddocks and has an extensive range of versatile outbuildings (some in need of repair) together with a modern detached three bedroom cottage.

The property is set back from the lane, with two gated driveways, one leading to the main house and the second to the cottage and outbuildings. Although in need of some updating, the main house is full of character features in keeping with its age, and is clearly a comfortable home. Points of note include a wealth of exposed timbers, leaded light windows (some with secondary glazing), some original doors, and open fireplaces. The front door opens to a small entrance lobby and on to the sitting room, which features a handsome brick inglenook with inset woodburner. Stairs rise to the first floor and a door opens to the inner hall, off which lies a snug, a study and a cloakroom. The hall leads on to a spacious utility area which has an original bread oven; beyond the utility is the vaulted kitchen and breakfast room, a newer addition to the house believed to date from the 1960s. The traditional-style kitchen is triple aspect and is fitted with a good range of wooden units and display cupboards, together with a number of integrated appliances.

There are three bedrooms on the first floor, all with fitted storage, as well as a large shower room. Bedrooms four and five are on the second floor.

Peter’s Farm Cottage
Extending to over 1,300 square feet, Peter’s Farm Cottage is a well-presented modern barn conversion believed to have been converted in the late 1960s, and comprising an entrance hall, large L-shaped sitting room with woodburner-style electric fire, kitchen, study, three bedrooms and a shower room.

Outbuildings
There are a number of versatile outbuildings lying to the north of the house near the cottage, formerly used for dog breeding and kennelling.

The layout of each building is detailed on the floor plan; in brief, they comprise a detached two storey brick, block and corrugated iron barn with power, comprising a number of kennels, a log store and with an adjoining dog run, together with a larger L-shaped brick building with power and water connected, consisting of a barn divided into pens, with a kitchenette and store rooms, an adjoining utility room and a triple-bay garage.

Gardens, grounds and paddocks
Peter’s Farm is located almost centrally within its 13 acres. The main house is encircled by an area of lawned garden, with a paved terrace lying immediately to the south of the house, a well and a pond.

The remainder of the land stretches away to the north, west and south, arranged as two large paddocks divided by mature hedging and dotted with mature trees. A second pond lies adjacent to the far northern boundary, and a footpath crosses the southern field.

Location

Peter’s Farm is situated in a rural position close to the West Sussex and Surrey border, in a country lane on the north eastern outskirts of the village of Rusper. The village centre is just under two miles in distance, noted for its charming period houses and cottages, with local facilities including the village stores, primary school and two village inns.

Horsham (five miles) is a vibrant town offering a good range of shops and restaurants, a theatre, cinema and a leisure centre; further shopping is found at Crawley (four miles).

Sussex offers a wealth of leisure and cultural activities, with sailing at Ardingly and the coast, golf across West and East Sussex, including Cottesmore Golf Club, and local athletics and sporting clubs at all levels across the county. There are many footpaths and bridle paths across the surrounding countryside, and open spaces at Tilgate and Buchan country parks. Local spa and country house hotels include South Lodge, Alexander House and Ockenden Manor.

The area offers excellent transport links. Horsham offers regular direct services to London Victoria and London Bridge/St Pancras International, journey time from 55 minutes. Faygate (2.8 miles) offers regular services to London Bridge/St Pancras International, journey time from 59 minutes. Three Bridges (six miles) offers regular fast trains to Central London, journey time from 40 minutes. To the east, the A23/M23 gives access to Gatwick airport (eight miles), central London (35 miles) and the south coast.

There are many highly regarded state and private schools in the local area including Rusper primary school, Cottesmore Prep School, Handcross Park (Brighton College), Millais School, Christ’s Hospital, Farlington and Worth.
