Stairs lead up to a half landing off which one finds an excellent large double bedroom with windows to two aspects, vaulted ceiling and fitted units. The stairs continue up to a further landing with built in cupboards. The main bedroom is a lovely double room with window to the rear overlooking the garden. There is a luxurious en suite shower room that has been beautifully refitted. The third bedroom is another double room with window to the rear and there is also a luxurious refitted family bathroom off the landing.

STEP OUTSIDE

There is a good size block paved driveway and additional gravel parking bay that provides parking for several cars and leads to the garage. (Note: the original double garage has been divided to form the utility room and a large storeroom/ garage for a small car.

A gated sideway provides access to the good size south facing rear garden. There is a large patio across the back of the house providing a perfect place on which to entertain and beyond which the lawn extends. High hedges, mature trees and fencing provide a good degree of privacy and the lawn leads up to the foot of the garden where one finds a well screened area with garden shed, raised vegetable beds and log store.

LOCATION

Great Hormead is a thriving and highly regarded village with the Three Tuns country pub, a Village Hall and Hormead C of E First & Nursery School, all of which are within walking distance of the house. The village is within a Conservation Area, helping to protect un-spoilt countryside and the preservation of its character from unwelcome development. The local area is unique in offering all the advantages of a rural landscape and the peace and quiet that accompanies it, but at the same time is commutable to London and Cambridge.

Local shops and leisure facilities at the nearby towns of Buntingford, Ware, Royston, Saffron Walden, and Bishop's Stortford are all within easy reach. Cambridge is around a 40-minute drive away and offers everything you'd expect from a cosmopolitan city, whilst the beautiful English Heritage and National Trust properties of Audley End House & Gardens and Wimpole Estate make for a perfect day out in the countryside.

Access to the A10 and to the M11, both of which lead directly to the M25, are a short drive away, whilst the airports of Stansted and Luton are approximately a 30 minute and 50-minute drive respectively. Commuters have a choice of railway stations with lines into London from Audley End, Bishop's Stortford, Ware and Royston, all of which are approximately a 25/30-minute drive away.
