Description

A highly attractive and immaculately presented family home on the outskirts of Etchingham village, in a well-regarded location, less than a mile of a mainline station.

Description

Dating back to the late 1930s with later additions, Burgh House is a deceptively substantial family home, which is beautifully styled and presented to the highest standards throughout. Considerable thought has been given to creating a flexible layout that is well-suited to both the needs of modern family living and entertaining on a large scale.

The bespoke fitted kitchen offers a range of integrated appliances, the stylish and attractive fitted wall and base units provide an abundance of storage and preparation space, as does the island with breakfast bar. The kitchen/breakfast room opens onto the pretty orangery, which overlooks and opens on to the gardens. This room can be used to suit, as further reception space or for more informal/smaller scale dining. An adjoining utility room provides space for further storage and appliances and has direct access to the front of the house.

The formal dining area is light, airy and elegant with views over the manicured gardens. The bespoke fitted bar area opens directly through French doors onto the attractive brick-paved dining terrace, creating a fun and welcoming set up when hosting guests.

The triple aspect sitting room is particularly impressive, nearly 37ft long, with a glass roof lantern, striking feature fireplace fitted with a wood burner, and bi-fold doors opening to the rear terrace. This bespoke, purpose-built garden "room" is a seamless extension of the house with matching lanterned roof, lighting and working fireplace. This luxurious and sheltered space is the perfect space to appreciate the views over the garden.

The reception hall also gives access to a separate shower room and the ground floor guest bedroom. This room is perfect for visitors needing to be based on the ground floor, but could of course be used as a study or more informal snug/TV room.

On the first floor the large principal suite is of particular note, with a smart en suite bathroom and generous walk-in wardrobe. Bedroom two also has a large fitted wardrobe and en suite bathroom. The three further bedrooms are served by a separate family shower room.

Outside: The large and established garden is predominantly laid to lawn interspersed with mature trees and is ideal for child's play and entertaining on a large scale. The terraces are enhanced with pretty borders providing colour and interest together with smart topiary and box hedging, pleached trees, an established wysteria and climbing roses.

An external staircase from the garden leads up to the room above the garage, with a dormer window overlooking the garden, this good-sized area could be a wonderful office, ideal for today's working from home needs, home gym or teenage den.

The house is approached over a gated driveway leading to a large parking area in front of the house and to the detached garage.
