Description

A wonderful opportunity to acquire a unique Grade II listed property with delightful wrap around gardens.

Description

Bockingford Farmhouse is a delightful Grade II listed Georgian property which has been in the same family for almost 60 years. Dating in part from the early 19th century with a cottage of later date, attached to the rear of the house this period property offers a wealth of period features with generously proportioned, light rooms having high ceilings, sash windows and period fireplaces to the majority of rooms typical of the period.

Off the entrance hall, two well proportioned reception rooms are situated to either side, both with sash windows to the front and one with an inglenook fireplace with a wood burner. Within the entrance hall a concealed door opens to steps leading down to a useful three chamber cellar. The sitting room enjoys a double aspect and direct access via French doors to the pretty rear garden. Further reception rooms include a dining room with an electric log burner, with a door leading through to the boot room, utility and ground floor shower room with WC. The kitchen/breakfast room is fitted with a range of hand painted cupboards with oak work surfaces. To one end is a useful walk in pantry with space for a fridge/freezer.

On the first floor are four bedrooms, the main bedroom having the original fireplace, WC, hand wash basin and a walk in wardrobe. Bedroom two also has a wash basin and sash window. Bedrooms three and four are interconnecting and enjoy views to the north and west. All bedrooms are served by a family bathroom with a roll top bath and separate shower cubicle.

The wrap around walled gardens are delightful and create the most pretty setting. To the front, a path leads to the front door flanked with beautiful borders and lawn, a gate leads through to the side of the property where there is a courtyard garden. The main part walled lawned garden lies predominantly to one side of the property with a terrace and lawn with herbaceous flower beds separated by a retaining wall. There is off street parking and a double garage with electric up and over doors.
