Description
#TheGardenOfEngland
A one of a kind detached home with spacious living accommodation, beautifully arranged gardens, a useful outbuilding and the most impressive views, set in almost total solitude in the ever dramatic Romney Marsh landscape.
A magnificent home that has undergone a vast transformation from a modest cottage to what it is today - a spacious, superbly appointed and characterful home, set in an immensely private and peaceful part of the Romney Marsh. Throughout the house there is a never-ending supply of pleasing features with chunky timbers, solid wood doors, solid wood floors, exposed brick fireplaces with log burners inset on display. These traditional materials are fused with modern touches such as dividing glazed panels between beams, glass balustrades and architecturally striking features such as half vaulted ceilings and big picture windows from floor to ceiling.
Throughout the house, there is an overwhelming sense of quality, demonstrated in particular in the kitchen where the solid wood units are complimented with stone worktops and a Rayburn stove.
A noteworthy point to observe in the floor plan is the cleverly designed flowing accommodation from front to back with access through the utility to the boot room and back again through the downstairs cloakroom into the entrance hall. All very useful on those days when you are in an out of the garden. An addition, a rear extension has created a large boot room and a study with views over the garden - another practical feature that works very well indeed.
Upstairs, the accommodation is nicely proportioned with three pleasant bedrooms all taking advantage of the views. The principal bedroom enjoys use of a luxury en suite bathroom with separate shower, fitted storage and a vaulted ceiling.
Outside is access to undercroft storage to one side of the property, with the main garden sitting to the western elevation. This brilliantly colourful garden has a large sandstone patio that wraps around the rear and side elevations, providing ample space for outdoor entertaining. The main garden is laid to lawn with a pretty brick pathway leading up to a further parking area, a large outbuilding (formally a stable block) is now arranged as three separate rooms.
From most windows and all parts of the garden and outdoor space there are the most tremendous views of the surrounding farmland and striking Romney Marsh landscape
Internal inspection is essential to appreciate the meticulous attention to detail on offer.
Situation
Romney Marsh is a low-lying area in Kent and East Susse known for its unique landscape and great natural beauty, historical interest and a rich wildlife habitat with a fascinating human history.
The marsh covers approximately 100 square miles, bounded by the English Channel, the town of Hythe, the Rother Levels, and the cliffs of Fairlight.
Romney Marsh is known for its diverse wildlife, including many rare and endangered species. It provides important habitats for birds, insects, and plant life. Consequently, parts of Romney Marsh are designated as Sites of Special Scientific Interest (SSSI) due to their environmental significance.
In the 17th and 18th centuries, Romney Marsh was notorious for smuggling activities due to its remote location and challenging terrain. The area is home to several historic churches, many of which are medieval and reflect the area's long history. The marsh is also famous for its Romney sheep, a breed known for its hardiness and wool quality.
New Romney is one of the principal towns, it was historically a port before the coastline receded. The nearby town of Rye provides modern conveniences and a vibrant range of pubs and shops. An excellent range of schooling options in the state and private sector are available in the larger town of Ashford, along with High Speed rail services to London terminals in c37 minutes.
