Location
Greylees is a residential development that sprang up just to the south west of Sleaford when David Wilson Homes built a number of executive style houses in the area surrounding the expansive Victorian Rauceby Hospital, now awaiting development itself with work due to begin in 2025. A Conservation Area covers the hospital grounds and that adjacent to it although Hine House lies just outside this, very close to Sleaford Golf Club. The Victorian chapel, connected with the old hospital, has been converted into a wine bar/bistro/café/restaurant and is a short walk away. There are some playgrounds and open communal space within the development.
Sleaford is about a 7 minute drive, an attractive bustling market town on the River Slea just south of the A17, 12 miles north east of Grantham and 20 miles south of the city of Lincoln. Transport connections are excellent being close to the A17 and the A15. For those needing to commute, Sleaford benefits a train station on the Nottingham to Skegness line via Grantham from which fast trains to King’s Cross take around an hour. There are 2 trains for Grantham in the morning and 2 trains from Grantham in the evening which actually stop at Rauceby Station. Sleaford is also on the Peterborough to Lincoln line with fast trains from Peterborough to London taking only 45 minutes.
The town offers all that you would expect from a thriving community including very good schools, several supermarkets, sports clubs and a leisure centre as well as being home to The Hub, the National Centre for Art & Design.
Schools
Sleaford provides primary and secondary schools just a 7 minute drive away or children can catch a bus or even a train from Rauceby station less than 10 minutes’ walk away. Highly sought after schools are Carre’s Grammar School and Kesteven & Sleaford High School (for Girls), as well as St. George’s Academy, all Ofsted rated Good. Similarly, excellent grammar schools in Grantham are about 12 miles (about 25 mins) southwest - The King’s School (for boys) and Kesteven and Grantham Girls’ School which are rated Outstanding by Ofsted. Lincoln, 20 miles (about 25 mins) north, has the superb independent Minster Schools, both Prep and Senior.
Seller Insights
“We are the first and only owners of the property having moved here in 2006 just after it was completed. There were so many things that attracted us to the house including its location. It sits on the edge of the development in a very verdant spot with no houses opposite. The house is particularly generous in the way it is so well set back from the road with lots of space around it and garden to the front and back. The large drive offers plenty of parking and or turning space. It’s a quiet place to live and we love the way we can access the countryside either from the doorstep or further afield by car. Wildlife is plentiful, often seeing deer, foxes, hedgehogs and so many birds, and for golf-lovers, the golf club is only a few minutes’ walk down the road. There is also good access to the A1.”
“The layout of the house with the double doors and the way the light pours in are lovely aspects of the property. The galleried landing was something that we were particularly impressed by. Also, having two sets of French doors onto the patio gives a lovely connection with the garden.”
“We have upgraded the house in a number of ways such as replacing and extending the kitchen worktops with Corian, installing a Corian sink and fitting new appliances - the double oven and grill, the De Dietrich induction hob and the Elica extractor fan. We fitted the Neville Johnson units in the TV snug as well as upgrading the bathroom. We also added the double car canopy to provide a covered area for cars if not in the garage. To enhance the appearance of the galleried landing we have replaced the balustrades and handrails of the staircase using better quality materials.”
“The garden was professionally landscaped to our design. It is completely enclosed by fencing so safe for children and dogs. It was terraced and designed with separate patio areas to offer the choice of sunny or shady places to relax in throughout the whole day and evening.”
“The garden is well stocked with perennials and shrubs. For instance, there are primulas flowering in spring between the patio and lawn, geraniums for pretty ground cover, there are some viburnums, fuchsias, roses, peony, rhododendron and berberis. The arch leading to the sunken patio is clad in honeysuckle and clematis in summer, and along the fence leading to the garage are some spectacular hydrangeas.”
