Tenancies are 12 month long fixed contracts. Included in your tenancy agreement will be a break clause allowing you end your tenancy at 6 months or after as long as you have given 2 months written notice.
Tenants joint annual income from salaried employment in the UK must be *your rent* x 12 x 2.5 - If your income does not meet this or you have an active IVA, you will be required to have a guarantor or to pay 6 months upfront. A guarantor must be a UK homeowner and earn (in the UK) 3x the annual cost of your apartment. We do not accept company guarantors, e.g., Housing Hand.
We offer 2 deposit options:
We offer a Zero Deposit Scheme with Flatfair where each tenant pays an initial admin charge of £24 at the beginning of your tenancy, then at the end of the tenancy you are responsible for paying any damage costs/repairs that may need doing.
We also have MyDeposit which is one months' rent and is kept in a secure government scheme, which you get back at the end of the tenancy minus any damage costs.

The range and quality of local shops and restaurants is good. There's a decent mix of chain stores and independent retailers, ensuring most needs are met within a short distance. Transport links are generally convenient, with reliable bus and train services in close vicinity.Bin collections are regular and efficient, but there have been occasional missed pickups.
How has the building management responded to any problems or issues you have raised:
They are usually quick to respond with some issues taking time to solve depending on the situations.
Please share one thing (or more) which you wish you had known before you moved in:
I have not faced any major issues as such to share with any new neighbours coming to this building.

This development is located in the close vicinity of city centre and transportation. Evrything is easily accessible. Good parking spaces available however there are some anti social activities in the neighborhood development but not that serious.
How has the building management responded to any problems or issues you have raised:
So far have not faced any major issues but while we shifted to this place, had some minor issues which were dealt with swiftly.
Please share one thing (or more) which you wish you had known before you moved in:
There is no such thing which I feel I should have known before as I did all the checks before moving in.

Very good location in terms of proximity to city centre and nearby amenities. Lovely nearby canal/river walks linking to larger parks. Parking availability is quite limited but convenient and safe if you are lucky enough to be allocated a space.
How has the building management responded to any problems or issues you have raised:
When I had problems with the dishwasher these were swiftly acted on

Keep an eye out on the active building app- there are often announcements such as available parking spaces, resale of furniture, maintenance announcements which can be useful.

It is very close to city centre and therefore everything is a short walk to everything you may need from restaurants and coffee shops to grocery stores and cinemas.
How has the building management responded to any problems or issues you have raised:
Just a month ago we had a drawer issue-they came to repair it not only the same day but the same hour I told them about it. Five stars service!

Many of the residents have dogs and as a dog lover it is quite nice to be surrounded by them.

Excellent location with great security service. Parking is limited and quite a long waiting list, but once you get it, its very convenient. The only downside is the opposite student accommodation has become very busy and quite disturbing.
How has the building management responded to any problems or issues you have raised:
Yes, excellent and prompt service. We had once washing machine issue and maintenance was provided immediately.

Parking space was quite limited and wish this could be improved.
