Description

A stunning Grade II* listed manor house, steeped in history and set amidst unspoilt countryside with an extensive range of outbuildings and about 211 acres.

Description

Upcott Barton is an exceptional residential farm centred around a mellow Grade II* Listed medieval manor house surrounded by beautiful walled and terraced gardens with breath taking views. Set amidst the glorious unspoilt rolling Devon countryside, Upcott encapsulates the magic of 'a time gone by' and is approached by a long private drive leading to an archway that marks the entrance to a wonderful courtyard of traditional buildings beyond which lies the manor house. A unique feature of the property is the fabulous 'iron age' style roundhouse constructed in 2015 which has been used as a very profitable letting business. Upcott Barton sits within approximately 211 acres of prime agricultural land scattered with pockets of woodland and areas of high amenity.

This Grade II* Listed property is steeped in history and retains a plethora of fascinating architectural features. The accommodation offers spacious rooms with decorative ceilings reflecting the medieval era along with large panelled windows allowing the rooms to be filled with natural light. The exterior of the house is covered in exquisite greenery further enhancing the picturesque appearance of the building. This seven bedroom Grade II* Manor House dates from the early C16 with later C16 and C17 additions.

Outside there are wonderful, private and sheltered gardens with superb views. The gardens comprise a series of terraces with formal and informal planting and a bowling green retained by stone and cob walls beyond which is a well stocked orchard.

Adjoining the west wing of the manor is a fabulous range of single and two storey traditional buildings arranged around a courtyard which currently provide garaging, domestic and agricultural storage and workshops and offer opportunity for alternative uses (STP)

The Roundhouse
Constructed in 2015, the Roundhouse was built from materials sourced on the farm to offer a 'back to basics' B&B and provide an experience of allowing guests to go back in time. The Iron Age design is totally unique with the walls being a sand and lime mixture with a thatched roof. Since completion in 2015, the Roundhouse has been a great success and has since been used for mainly short term lets which has created a healthy income.

Land
Land extends to approximately 211 acres and comprises pasture and arable land divided into good sized enclosures. The majority of the land is classified as Grade 3 with freely draining, loamy soils and is used for both the grazing of livestock and arable farming producing some excellent quality cereal and fodder crops.

Upcott Barton could be available with less land. Please contact the agent for more detail.
