Description
As a Grade 2*, it is in the top 6% of the most historically significant listed buildings in the country, few remain in private residential ownership. Built by Henry Carew, a prominent Catholic family in the 17th century, evidence of the priest hole remains, used to hide priests when they were persecuted by law and more recently for endless games of hide and seek! It is documented that during the Civil War and the siege on Corfe Castle to have housed the Roundheads and visited by Oliver Cromwell, later in the Napoleonic Wars it was home to the Southern Command and hosted the Duke of Wellington.
The Manor at Higher Ham, as it was then known, passed to the ownership of Lord Wimborne as part of the Canford Estate, it is believed carved panels from the original staircase were removed and used in the building of Canford Manor, now Canford School. In the 19th century Lord Wimborne gifted it to the church and it became known as The Rectory. Adaptations to the staircase and inglenook fireplace and many of the Victorian features were added at this time. The Old Rectory really will capture your imagination and heart as it reveals itself. From the hidden glimpses as you approach, you cross the threshold of the arched porch and huge Gothic door, that open to a surprisingly light filled dining hall with galleried oak staircase and original flagstone floor. The house has been sympathetically updated and restored; the bespoke English Oak kitchen, hand made and finished in Little Greene paint complement the period oak windows, many still glazed with hand poured glass.
It offers huge potential and versatile accommodation over its three floors for those looking for a stunning family home, home and income, live work space, to accommodate a relative or as a film set!
The grounds are mainly laid to lawn with shrubs and mature trees, a pair of protected Limes and a magnificent Weeping Ash skirt a natural wildflower habitat, encouraged to home several rescue hedgehogs. The gravel drive leads to a large parking area and garage with double doors. A further garage / workshop to the rear of the property is accessed from the library lane, ideal for the boating enthusiasts seeking accessible storage. To the rear of the house there is a large paved terrace for entertaining and beyond that a walled kitchen garden with raised vegetable beds and an apple tree, previously free range chickens have securely roamed.
Part home - part income! This Jacobean Manor House was lovingly restored into a fabulous family home and holiday let generating significant income (figures available). A separate one-bed annexe is located in the grounds. This is a fabulous opportunity to purchase a piece of Poole's history dating back to 1604!
Approached via remote controlled iron gates, The Old Rectory is situated at the end of a long gravel drive, hidden behind a veil of mature trees, yew and laurel hedges, in this lesser known area of Poole Harbour. The grounds offer a haven for wildlife and a tranquility that belie its convenient and close proximity to Poole Quay, the waters of Poole Harbour, Hamworthy Beach and Park, with its quintessentially English beach huts that is becoming increasingly popular with locals wanting water access but away from the international acclaim of Sandbanks at the entrance to Poole Harbour. For anyone wanting a mooring, Cobbs Quay Marina and Yacht Club, Poole Yacht Club, Rockley Point and Lake Yard Marina are all less than a mile away. Poole Quay and the old town of Poole offers a great selection of old and modern pubs & restaurants, all within walking distance. Poole train station offers a direct line to London Waterloo in approximately 2 hours.

"Pippa's local market knowledge is exceptional"
"It was so refreshing to deal closely with just one agent directly, albeit she has a very able and friendly Support Team if needed. She is highly experienced and her local market knowledge is exceptional . We loved her straight-talking, honest approach whilst never feeling pressured into making a decision we were uncomfortable with. Pippa is certainly an agent who is happy to invest her time in you and has your interests at heart."

"Pippa demonstrated extraordinary levels of care"
I had the pleasure of acting for a client in the sale of her home where Pippa was acting as agent. The client was downsizing after 30 plus years and she was very anxious about the process. Pippa demonstrated extraordinary levels of care throughout the transaction - she clearly understood this was not just a property sale to the client, but had far greater emotional significance. She was further happy to help the client with any of her concerns on her related purchase where the seller was not particularly easy to deal with. Pippa's approach to the client was compassionate and patient and I always felt that Pippa's primary concern was the client's happiness. Pippa was a pleasure to work with - she demonstrated a real understanding of the legal process and her involvement ensured that the whole process ran as smoothly as could be hoped for. I cannot recommend her services highly enough."
