The Property
Bignor Farmhouse, formerly known as Jays Farmhouse, sits in stunning countryside in the idyllic Downland hamlet of Bignor. The house has great potential and subject to planning has scale and scope for modernisation. The ground floor rooms enjoy high ceilings and large windows, giving the feeling of light and spaciousness and opening up the space to the surrounding countryside. The kitchen benefits from an Aga and plenty of storage space and is adjoined to a generous utility / boot room and WC. The sitting room is a good size for entertaining and retains its original character with oak beams and a large inglenook fireplace, with a double door woodburning stove. The dining room features a brick fireplace but could easily be adapted to an informal sitting room or playroom. A useful cellar is located on the lower ground floor accessible by open stone stairs.
Upstairs there is a generous main bedroom and dressing room, five further double bedrooms and three bathrooms. All are light and bright and enjoy and the delightful countryside around them.
Gardens & Grounds
Bignor Farmhouse benefits from a two-storey farm office, easily adapted into an annexe (subject to appropriate consents) given it enjoys a kitchenette and WC. Adjacent to the back door is a period outbuilding, currently a single storey space used as a billiard room. Adjacent to the house and visible on the hardstanding parking area there is a large unconverted Sussex Barn (used as a lambing barn or adhoc stables). This connects with a subsidiary but substantial workshop / store and there are 4 stables (formerly cow byres) that with the farmhouse and large Sussex barn make up a pleasant courtyard.
Over the lane and available by separate negotiation, there is a smaller thatched barn in need of repair and a large orchard garden with a very attractive aspect east along the South Downs. Further land (pasture) is also available by separate negotiation, please ask the agent for details.
The charming garden is mainly laid to lawn with mature shrubs and hedges, rose beds and an abundant cut flower garden. There is ample parking for several cars.
The Location
Bignor is a charming rural hamlet, situated at the foot of the South Downs and within the South Downs National Park. The area is surrounded by open countryside and is famed for the Roman Villa which is one of the best known examples of a Roman Villa in the UK.
The towns of Pulborough, Arundel and Petworth are close by and provide for most everyday needs, whilst Chichester is within easy reach and has more extensive shopping and leisure facilities. The A3 provides fast access to London, the motorway network, Gatwick, Heathrow and Southampton airports, whilst the mainline station at Pulborough provides a fast service to London Victoria.
The surrounding area has much to offer with Polo at Cowdray Park, racing at Goodwood and Fontwell, golf at Cowdray Park, Goodwood and Pulborough, motor racing at the Goodwood circuit and sailing out of Chichester Harbour and other centres along the South Coast.
