Description

Handsome detached Grade II listed Tudor house, set in mature gardens in the centre of this historic village.

Description

Understood to date from the early 16th century with later additions, Jarvis is a handsome detached home, listed Grade II and offered to the market for the first time in 65 years. This attractive timber-framed house is typical of the vernacular Tudor style, with elevations of brick and plaster infilling, leaded light windows and a Horsham stone roof, and it is ideally located: set in gardens of about an acre behind a knapped flint wall and wrought iron gates, in a tucked away yet central location within easy reach of Steyning’s historic High Street.

Internally, period features of note include a wealth of exposed timbers and original joinery, open fireplaces, some oak and brick flooring and decorative plasterwork ceilings; despite its age the house extends to an impressive 3,175 square feet and offers well-proportioned room sizes, particularly on the ground floor, together with the potential to create a self-contained annexe in the newer wing of the property (subject to the necessary consents).

Jarvis is approached via an oak front door opening to a part-glazed entrance porch; an original, studded Tudor door in turn opens to the spacious reception hall. There are two formal reception rooms lying either side of the hall: the drawing room is an elegant room overlooking the gardens to four aspects, featuring a polished stone fireplace and two classical style columns; the dining room has a full-height bay window overlooking the garden and a handsome panelled recess housing a brick open fireplace.

The farmhouse-style kitchen and breakfast room is fitted with a range of units with granite-style worktops and a gas-fired Alpha range cooker; there is a walk-in pantry and ample space for a central breakfast table.

Beyond the kitchen is a rear hall and a cloakroom with WC, in turn opening to the large games room, a newer addition to Jarvis and built in keeping with the original house, with exposed ceiling timbers and a herringbone oak floor. A vaulted sun porch, utility room and a wet room lie beyond the games room and complete the ground floor accommodation.

There are four bedrooms on the first floor, lying off a long, part-galleried landing, together with plenty of built in and fitted storage. Bedroom one has a walk-in wardrobe and an en suite bathroom; bedroom two also has an en suite bathroom. Bedrooms three and four are served by a shower room and a separate WC.

Outside
Jarvis is approached via wrought-iron gates, which open to a block-paved parking area ahead of the house and single garage. The front of the house is well-screened from the lane by a high flint wall and planting; there is a small area of lawn, with a flagstone pathway leading to the front door.

Jarvis’s gardens and grounds are of particular note, leading away from the house to the south and west and extending to just over one acre in all. Immediately to the west of the house is an area of formal lawn, edged by a flint wall and flower and shrub borders; steps descend to a further area of lawn which slopes gently down away from the house, bordered by a band of mature trees.

A pathway leads across the lawn to the south west, through a lightly wooded section of the grounds, allowing access to the outbuilding and additional garaging accessed off Wykeham Close. The outbuilding, the original carriage building, has been converted to provide four single garages with loft storage over; there is a further pair of garages, one of which was originally an air-raid shelter.

In all, about 1.1 acres.

Location

Jarvis is situated in a tucked away location in the heart of the town of Steyning, which nestles at the foot of the South Downs and is arguably one of the most picturesque towns in West Sussex, with its ancient High Street lined with timber-framed buildings.

Steyning amply provides for day to day needs with a variety of shops, boutiques, pubs, restaurants, a monthly farmers’ market and a leisure centre that includes a 25m swimming pool; the seaside town of Shoreham (five miles) has a larger shopping centre and railway station, the city of Brighton and Hove lies just 13 miles away on the south coast, and the market town of Horsham (15 miles) offers a comprehensive range of high street and independent shops, restaurants, a theatre, a cinema and a further leisure centre.

There are many leisure activities available locally, including local clubs for football, rugby, cricket and theatre; there is sailing along the south coast with marina facilities at Brighton Marina and Chichester Harbour, horse racing at Plumpton and Goodwood, polo at nearby Knepp Castle and Cowdray Park, and golf at Mannings Heath, Singing Hills or Pyecombe. Spa and country house hotels include South Lodge, Wickwoods Country Club, and Ockenden Manor.

Sussex offers a vibrant cultural scene, with world-class opera at Glyndebourne, and the annual Brighton Festival presenting a huge programme of theatre, dance, classical music and literary events.

Fast and frequent mainline rail services operate from Horsham (London Victoria approximately 55 minutes), Brighton (London Victoria approximately 51 minutes and London Bridge approximately 56 minutes), Haywards Heath (London Bridge and London Victoria approximately 44 minutes). Gatwick airport 32 miles. Trains from Shoreham (accessible by bus from Steyning in approximately 25 minutes), provide access all along the south coast or to London.

There is good range of schools in the area, including Steyning C of E Primary, Steyning Grammar, Brighton College, Hurstpierpoint College, Lancing College, Roedean, Windlesham House, Cottesmore, Worth, Christ's Hospital, Farlington and Shoreham College. A number of schools offer private bus services which stop in the town.
