The town is located on the Waveney River which is a gateway to the Broads network. The train station runs a link to London Liverpool Street via Ipswich and the unspoilt Suffolk coastline with the beaches of Southwold and Walberswick are within easy driving distance.
Heading out of Beccles via Ballygate, at the town sign take the left hand turn into St Mary's Road, take the right hand turn at the traffic lights into London Road, just before the Butchers Arms Public House on the left hand side, take the left hand turn into Kemps Lane and the property can be seen on the right hand side.
