Description

Summary:
Bryan Bishop and Partners are delighted to bring to the market this stylish and spacious five bedroom, three bathroom, executive family home, in the highly desirable Wilshere Park area of Welwyn. This elegant home, luxuriously appointed and generously sized, is in immaculate decorative order throughout, has all the space any modern family might need and is blessed with a perfect layout to enhance your lifestyle now and in the future.

Accommodation:
The attractive double width front door, with glazed panels on either side, welcomes you into a light, bright hallway, nicely lit by a window to the side and benefiting from an appealing and flexible layout. From the hallway, doors lead into the office/study and a well placed guest cloakroom. Modern, stylish, glazed double doors open onto the large kitchen/dining room and the pretty living room.

The office/study is a good size, nearly thirteen feet in length, and nicely lit by a window to the side. Easily large enough to house multiple workstations, this room would comfortably enable a comprehensive work from home facility and has good privacy whilst retaining a nice connection to the rest of the house.

The living room is a great size and shape, stretching to nearly eighteen feet in length and enjoys a stunning quadruple window arrangement set into a front facing bay. Additional visual appeal and architectural interest in this fabulous room comes courtesy of the glazed double doors that are set diagonally into the corner.

The kitchen/dining room is quite stunning. This is substantial, cleverly designed and styled and would easily cope with a large family. The kitchen area is very well proportioned, and ergonomically excellent, endowing the space with substantial storage through a range of wall and floor mounted cupboards and expansive worktops, as well as, incorporating all of the modern integrated appliances one would expect from a house of this quality and size. A useful breakfast bar provides an element of delineation between the two spaces and will prove invaluable for those grab and go meals. The remainder of the room still provides ample floor space for a large dining table and casual seating. This terrific room ticks all the boxes needed to function perfectly as the hub of a busy home and links seamlessly out into the family room, great for entertaining as well as casual family living. Supporting the kitchen admirably is a good sized utility/laundry room with its own separate access to the rear garden and directly into the integral garage.

The family room is an absolute joy. Two sets of double doors open directly out into the garden, giving a fabulous flow and making the room incredibly flexible and adaptable. Having been built in an "orangery" style with deep windows all around the outside walls, means the room is absolutely flooded with natural light, but retains the all year round practicality of central heating and a solid tiled roof. Currently doing sterling service as a gorgeous dining room, the family room would also make a fabulous casual lounge area and is, in effect, completely interchangeable with the dining room as your wishes and needs demand.

Up on the first floor, is a substantial upper hallway, enjoying an elegant galleried arrangement overlooking the stairwell. Set around it are the five bedrooms, all of them a good size and the family bathroom. Two of the bedrooms have super ensuite shower rooms, with the main bedroom to the front of the property also benefiting from fitted wardrobes and the wonderful four windows set into a deep bay that matches the living room below. With five bedrooms available, the first floor could easily adapt to provide a spacious home office, freeing up the ground floor office/study for an alternative use.

Exterior:
This house has great kerb appeal and displays an impressive quality of workmanship and materials throughout. The attractive frontage is enhanced by a pretty front garden with lawn and mature shrubs, with driveway parking in front of the garage and separate gated access through to the rear garden. The rear garden is a good size and shape and is well designed with a large paved patio to the rear of the house, which flows right around the family room, as well as other patio areas. A generous lawn and a fully secure perimeter makes this child and dog friendly garden perfect for families of all ages. The garden boasts a wonderful open aspect all around it, with a few small areas of flowers, shrubs and well maintained low level specimen trees.

Location:
This property enjoys the enviable and exclusive location of Wilshere Park, bringing with it the unspoiled pleasure of rural living yet with all of the many amenities of Welwyn just a minute or two away. Welwyn Village has a thriving and bustling centre with a wide range of shops, pubs and restaurants as well as doctors and dentists. More extensive facilities are to be found in Welwyn Garden City, just 3 miles to the south. Welwyn North Station offers a fast and frequent service into London, getting you to Kings Cross in around 20 minutes. Junction 6 of the A1(M) is within one mile.

Bryan Bishop and Partners

doesn’t change but continues...

By Martin Bishop FNAEA

After 40 years at Bryan Bishop and Partners and 30 of those at the helm dealing with some of the finest properties in the area, there comes a time when one needs to look to the future. I still love the job I do but felt it was time to make some changes and search for a younger person to assist me in moving the company forward.

I interviewed several people without success and then, as if by fate, I was introduced to someone who I thought would be an excellent addition to Bryan Bishops. His name is Ben Shaw. Ben lives in Tewin with his wife Lauren and two young children and had worked in estate agency for 14 years. We got on immediately and he joined me as a partner of the business in November 2021. Over the last eight months Ben has proved to be an invaluable asset, he has a very professional and likeable manner and has a proven track record dealing with the upper end of the market. He has brought new ideas to the business and has already built up an impressive list of clients in and around the Welwyn area.

Estate agency is a very competitive business but I am completely at ease knowing I have someone I can trust to uphold the traditional values and approach that were taught to me by my father, Bryan, who started the business over 50 years ago.

Ben is 34 years old but has a maturity of someone much older, he has the advantage of youth and a work ethic only derived from being being passionate about the job he does.
