There are two convenient ‘cut throughs’ on the road, that lead out to the main road and train station), and there's also regular busses going in various directions from high street, so it’s a great spot if you have to commute into London/Brighton.

Parking is easy - the driveway fits 4 cars.

The road itself is very quiet – great for families, as it’s a lovely leafy green cul-de-sac, with plenty of space for kids to ride bikes etc, without the worry of general traffic coming through.

The house is modern 4-5 bed home, with 2.5 bathrooms (main bathroom with a shower, en-suite off the primary bedroom with a bath, and a downstairs toilet and sink). All renovated within the past 2yrs, so décor is fresh and clean.

It has a spacious open plan living area with 2 areas for relaxing, a dual fuel burner which is very cosy in the winter. It has a large kitchen with island and seating area, fitted fridge freezer, cooker, induction hob, washing machine & instant boiling water tap.

Off the main living room, there is a room, that we have used for a children’s playroom, however it could be used as a home gym or office space.

Off the hallway, there is another room, which can be used as an additional bedroom, or home office etc.

The garden is lovely – it’s so peaceful, surrounded by trees, so you can hear the birds and enjoy sunshine all day.  It has different areas for relaxing, including a large decking where you can sunbathe and dine al fresco. An Artificial turf garden, which is a lovely sunny spot for everyone to enjoy, and can be rented with a wooden climbing frame if wanted.

The upstairs has 4 bedrooms & 2 bathrooms – all decorated tastefully. 2 rooms have large fitted wardrobes.

The house has a large garage, though we need to retain part of the garage space for storage (which will be blocked off at the back), however, we will ensure the front half of the garage is available for storage for the tenants of the house.

Hassocks is well located - a beautiful village in the heart of the South Downs, so has multiple walks on the door step.

There's 2 childrens parks within a 5 min walk, 5 local pubs in the village (The Hassocks, The Jack & Jill, Frairs Oak, Thatched Inn & The Greyhound).

The highstreet has coffee shops, mini supermarkets (Sainsburys and Budgens), and also a Tap house (BN6) for local brews.

It has fantastic schools from pre-school age to A levels on the doorstep.

The neighbouring villages of Hurstpier point & Ditchling also have great pubs and restaurants (The Fig Tree in Hustpierpoint has a phenomenal tasting menu), and The Bull in Ditchling has a great beer garden.

There's lots of lovely places to explore with kids within a 5 min drive (such as Washbrooks Farm, Macs Farm, & Stoneywish) and places like Drusillas & Knockhatch within 30 min drive.

Brighton of course is bustling with things to do for every age, and a pub and restaurant for every cuisine you can think of, and a ton of beautiful coastline to explore.

There's a few great Vineyards within 10 min drive that do lovely wine tastings and anti-pasti on the terrace.

There's great golf courses in the area too - the best, Pyecombe Golf Course, is a 4 min drive away and has incredible views of the south downs.

We have loved living here, but are moving to France, so are looking to rent the house to another family, couple or individual who would like to make it there home.

We are initially starting with a 12 month contract, and can offer the home furnished, part furnished or unfurnished (which can be discussed in more detail to anyone genuinely interested in renting the property - renting furnished would be additional £). We are open to pets, but would need a little info, as we would want the soft furnishings/carpets cared for.

The house is available from 1st March (possibly a week earlier at a push), and available for viewings from early February.
