Description

Percy Cottage dates back to 1885 and is a fine example of a beautifully maintained Victorian semi-detached home with 2 to 3 bedrooms. Set in this highly desirable no through road in Malvern only a short walk to the shops of Barnards Green and Great Malvern train station.

There is a lovely cemetery at the end of Wilton Road which offers excellent dog walking, peace and tranquility. These homes are always in demand due to the attractive nature of each and every house in the immediate vicinity.

Gorgeous to look at with ALL works carried out to the highest of standards so you don't have to do anything but move in. The house has been re-plastered, has had the chimney repointed, the roof mended, all gutters have been replaced, outside walls re-rendered and the cellar has been tanked.

The electrics have been updated too with a modern consumer unit. Every ceiling was replaced. The owner added a new sump pump in the cellar. The windows have been recently replaced by Heritage Sash Window Specialists and most are wooden sash windows in keeping with the style of the house.

The dining room has original wooden floor boards, a pretty original fireplace and a new wooden sash window overlooking the front.
The sitting room is next and enjoys south-facing light and views over the garden. This room also has a built-in window seat, handy when visitors come by. The wooden floor is original maintaining the property's charm and character.

The kitchen is charming with the original tiled terracotta tiles, space for a fridge freezer and washing machine. There is a gas hob, electric oven and a large window that overlooks the garden and glazed back door. The cellar has been tanked therefore making it a warm and completely usable room. It could be an ideal yoga studio, home office and occasional bedroom. The ceiling height here is a respectable 6ft. There is a window allowing some natural light in.

A painted white staircase leads up to the first floor landing where there is good space to add a desk if you work from home. The main bedroom is grand, located at the front of the house and is a good double with an original fireplace and original floorboards. Bedroom 2 is a decent double, again with original floorboards, sash window overlooking the garden and cute original feature Victorian fire place.

The large, airy south-facing bathroom has been totally rebuilt and replaced with BOTH a white bath and a modern walk-in shower. You can relax in the bath and enjoy the stunning views. The Worcester Bosch boiler was moved upstairs to the bathroom cupboard; it is just four years old with annual service history.

The loft has been fully insulated too.

The garden is terrific. South-facing, flat with an array of mature pretty plants, shrubs and trees including a stunning Lilac bush, a mature Tibetan cherry tree, fig trees, Aztec Pearls, a fine Silver Birch, plus bamboo contained in pots.

A large, rear patio area is close to the back door and an ideal spot to entertain friends and family. All fencing in the garden has been replaced and there is a large, useful shed to store bikes, tucked away at the rear. There is great side access for anyone with perhaps a motorbike or bikes to store in the garden.

Most importantly there is a legally dropped kerb that provides parking for one car. (If you removed the tree at the front of the small driveway there could be parking for 2 small cars). Conveniently, there is plenty of parking in Wilton Road.

Percy Cottage is a charming Victorian home, presented at its best and I should imagine will prove popular. Ideal for anyone who likes living in a warm and attractive home.
