Description

Ashburnham is a very sought after, rural village in an AONB. This gorgeous period house sits in landscaped gardens along with 5 Acres of paddocks, pond and stables. The ceiling heights are good with occasional low beams at 1.86 metres. Believed to date circa. 18th C or earlier this is a Grade II listed property with a wealth of ships timbers and exposed wall beams.
The original front door leads into a large entrance hall, used as a study with tiled floors, two storage cupboards and a cloakroom. The sitting room has an open inglenook fireplace with a substantial oak bressumer beam above. A deep projecting window sill makes a nice window seat overlooking the gardens. The dining room links through to the garden room, has doors to the garden and pretty, painted old oak bi-fold doors to the kitchen. The kitchen has a range of oak fitted units, a deep crockery cupboard, dishwasher and an Aga which also provides the domestic hot water and central heating. Off the kitchen is the utility room which has a range of fitted cupboards, additional sink, space for washing machine and tumble dryer, a walk-in larder with cold shelves and a stable door to garden.

On the first floor is a split landing with one low door, exposed beams and a large boarded attic space and airing cupboard. The main bedroom is large with plenty of space for a super king size bed and an en suite bathroom with a full suite and heated towel rail. A door leads to the second floor into an attic room, previously used as a study. There are two further double bedrooms and a single bedroom with a full range of built-in wardrobes, along one wall. The family bathroom has a bath with shower over, wash basin, w.c and heated towel rail.
In addition to the accommodation is a barn conversion in the garden, which is fully insulated with water and electricity connected, ideal for a number of uses, including a gym as there is a high pitched ceiling.

Services: Oil fired central heating, Klargester water treatment system. Council Tax Band G.

Outside: Immediately surrounding the property are extremely beautiful landscaped gardens with an art installation. An original well with decorative iron obelisk over, is adjacent to a rill leading to an ornamental pond with lillies and water plants. The surrounding flower beds are stocked with a wide variety of flowering perennials and shrubs with meandering old, brick pathways. A hidden garden is behind a beech hedge and has an old brick wall on the other side providing a lovely warm and sheltered spot where there is also a greenhouse. There is a purpose made vegetable garden with raised beds, fruit cage and log store. This is to the far side of the Double Garage which has two double doors, electricity connected and solid concrete floor. To the rear is attached a tractor shed and a workshop.
The Paddocks (5 acres, tbv): One of the paddocks is at the bottom of the garden, separated with chestnut post and rail fencing with a field gate. The second paddock has a gate through into a small concrete yard in front of the two stables (with restricted entrance height). There is a large pond with a boat and a field gate into the lane.

Ashburnham is a very sought after village due to its truly beautiful surrounding countryside, rare lack of traffic, and close proximity to the town of Battle and two main line stations. There is even a good pub!
Battle is about 8 miles distant and has a historic, period high street with a very good selection of shops, a supermarket, medical amenities and Battle Castle. The main line station is about half a mile out of the town with services to London Bridge, Charing Cross and Cannon Street. Robertsbridge is slightly closer, 7.5 miles and also has a main line station on the same line and a range of local shops, pubs and doctors. Both are very socially active areas with primary and secondary schooling in both the state and private sector.

Directions: What three words // Visa.Navigate.Clattered.
From the village of Dallington find The Swan Inn and turn down South Lane to the side of the pub. Follow the signs to Ponts Green and a second sign to Ashburnham. Just after this second sign, turn left into Lakehurst Lane. The property will be found about a mile down the lane on the right.
