The gas heating and hot water are communal so the cost is added to the monthly rent. You will also be responsible for council tax, electric, water bills and broadband. The heating cannot be controlled within the apartment, only by the valves on the radiators. The heating is turned off for Spring and Summer months.
This more traditional one bedroom apartment is available now on Regent Court, Hillsborough. Located on the 8th floor of the main block with stair and lift access and key fob entry after 4pm. The complex has a communal garden to the rear, car park (managed by Horizon Property Management) and communal heating system.
Accessed via the open balcony, you enter the property into the hallway. To the left is the bathroom with white three piece suite and shower over bath. To the right is the bedroom which currently has space for a double bed with solid wood wardrobes and drawers (landlord is willing to remove if you do not wanted these). At the end of the hallway is the kitchen to the left, with base units and wall mounted shelves. The kitchen has a free standing electric oven and hob and a fridge freezer should you want them (the landlord would not be responsible for replacing any items). There isn't a plumbing connection for a washing machine in the apartment, however there is a laundrette available to all residents located on the ground floor by the main entrance.
The lounge is a good size with a door leading to an enclosed storage area (previously an open balcony before it was double glazed). The lounge has a large window overlooking Walkley, the rear communal gardens and the river Don. The room is decorated with magnolia walls and brand new brown carpets which extends to the hallway and bedroom too.
** The landlord is aware that the property is more dated than others on the market, this has been reflected in the rental price and there aren't any plans for modernisation, the property would be taken as seen. They are looking for a long term tenant and are happy for tenants to decorate themselves, hang photos and make the place a home (please advise each time you are wanting to make changes). The furniture that is at the property can be removed if you do not want it. There is no plumbing in the kitchen for a washing machine or dishwasher - there is a launderette on the ground floor that can be used. The electricity meter is currently pre-payment, if you would prefer a monthly bill the landlord gives permission for this to be swapped over to a smart meter with your utility provider **
Hillsborough shops, bars and restaurants are just a 5-10 minute walk away as is Hillsborough park which has a great café and hosts a range of events throughout the year.
Regent Court was built in 1937 round three sides of a square with a central entrance leading to a communal lobby and the laundrette. The central block and each wing have a lift though these are quite small and slow but there are plans for these to be replaced very soon; All flats are accessed along open balcony walkways. The heating at Regent Court is included with the rent as is the constant supply of hot water (breakdown shown above). To the rear of the complex are communal gardens and a barriered residents car park, you will need to contact the management company about getting a space. No pets permitted on this complex.
