Notes about the photos

. The oven is sticking out and the extractor hood does not have it's chimney attached, because the photos were taken in the middle of the electrician connecting things up

. the oven from the photos has been replaced with a model that has more features

. Photos were taken straight after the new flooring was laid throughout, this means there is carpet dust still settling and the carpets are full of fluff . . . . because our hoover chose that exact moment to only half work!

. Everything looks a bit dull and wet as taken on a rainy day

. Tenants reported that the white lino was hard to keep clean, so it has been replaced with a wood effect pattern lino. Photos will be updated after current tenants complete their move out.

 

 Viewings

. viewings will be conducted on 26th November and 27th November , once all viewings are complete a decision will be made. Earlier viewings may be available if the current tenants complete their move sooner and if this happens this advert will be updated.

. You will be offered an appointment time, please do let us know (through Openrent) if the time or date is suitable. Once you confirm the date and time is suitable we will book the appointment through Openrent and you will receive a formal appointment.

. Where an appointment booking is not agreed (by messaging through Openrent to say you are happy with the date and time offered and that you will be attending) it will not be valid and the time slot issued to somebody else

. Applicants must attend in person to make sure that they are happy with the property, meet the landlord and chat through the tenancy and application process.

 Application Process

. Once we have completed all viewings we will make a decision and inform everybody who has viewed. The chosen tenant will be asked to place a holding deposit and referencing will then begin.

. Full referencing will be completed before a tenancy is agreed. Referencing is by Openrent and includes affordability (a rough guide to affordability is your annual income should be at least 30 times the monthly rental price, so for £1100 a month rent you need at least £33,000 annual salary), work references, credit history check, Right to Rent and open banking (where your outgoings and income are checked to be sure you can afford the property). Please do not apply unless you are happy to be fully referenced by Openrent, including the open banking part.

. A deposit, equivalent to 5 weeks rent, will be required. Insurance based deposit not offered, also any council or charity based deposits that do not cover arrears and damages (i.e. that do not behave like a standard cash deposit) are not accepted.

. all adults will be referenced and appear on the AST

. Property is only available via an AST, please do not apply if you plan on doing R2R, company lets, etc.

. Do not lodge a holding deposit unless we have confirmed that we will be progressing with you as the successful applicant. Any holding deposit lodged, when not asked for, will be declined.
