Description
The house has retained an authentic, rustic feel with terracotta floors, beamed ceilings and exposed stonework. The living space is generous and set over two floors, offering versatility of use as one or two units. The garden and terrace are wonderful spaces to spill into, for relaxing in the sun, and lazy summer evenings eating 'alfresco'.
On the first floor, the entrance is from a stone-flagged terrace with original external wood oven and wonderful views, into a large farmhouse kitchen. On this level are five bedrooms - or 4 bedrooms and a living room - and three bathrooms. There are beautiful original cotta floors, stone doorways and original ceilings.
Below, the original 'taverna' now comprises of a kitchen with marble worktop, dining area and living room with stone walls and vaulted ceilings, ancient stone staircase to upstairs, and a magnificent original fireplace. There are doors into the garden and pool area. Also on this level, across the passageway, is another large stone vaulted room, with wood-burning stove and doors to the garden, ideal as a large dining room or hobby room. Laundry room and bathroom.
The garden is beautiful (630 sqm), with level lawn, pergola and swimming pool area with open countryside views. There is easy car access and private parking.
The house was well mainitained and regularly used until a couple of years ago, but is currently unoccupied; in need of a refresh and maintainance, it would be possible to create a beautiful family home or multiple smaller units. Utilities can easily be reconnected, and there is a central heating system with gas 'bombola'.
The property is situated at the edge of a village in the Lunigiana hills close to Fivizzano, a medieval walled town with a central cobbled piazza which is often referred to as the Florence of Lunigiana. The bustling town hosts many cultural events over the summer with concerts in the piazza and reenactments of medieval parades. With its musical heritage the town also attracts international musicians during its annual folk music festival. There is a hospital, shops and restaurants in the town. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hour away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hour away.
Distances: Fivizzano 4 km, Aulla (motorway and trains) 14 km, Lerici (beaches) 30 km, Cinque Terre 40 km, Carrara 50 km, Pietrasanta 60 km, Lucca 90 km, Pisa (airport) 95 km.
