Description

Beautiful period residence located in a private setting with views over its own 'mill pond' and landscaped gardens including a outdoor swimming pool.

Description

Clapton Revel is a Grade II* listed ' hidden gem'. A Queen Anne house of immense character with period features including sash windows, wood panelling, high ceilings and attractive fireplaces. The house is arranged over four floors and offers spacious accommodation.

A fine entrance portico leads into the panelled reception hall with flagstone flooring and a staircase leading to the lower ground floor and the two floors above. The elegant dual aspect drawing room is flooded with light from the sash windows, with panelled walls, concealed cupboards and a corner fireplace. French doors lead on to the balustraded balcony giving stunning views over the gardens and mill pond. The sitting room/study is again dual aspect with sash windows and views over the swimming pool, and a fireplace with a wood burner as a central feature. Two decorative alcoves with shelving and storage cupboards, lie either side of the fireplace. Stairs to the lower ground floor lead to the open plan kitchen/breakfast/dining room, a wonderful family living space, with underfloor heating and bi-fold doors giving lovely garden views. The kitchen is comprehensively fitted with an extensive range of units, complemented by Corian worktops and a wooden breakfast bar with seating for two. Integrated appliances include a Neff double oven with warming drawer, induction hob with extractor above, Quooker tap, dishwasher and two sinks. There is space for an American style fridge freezer and a useful fully shelved walk in larder. The dining area is generous with an ornate fireplace, inset display cupboard and French doors opening on to the terrace. A small security room with a reinforced door is accessed from the far corner. This floor also comprises a cellar/boiler room, a cloakroom and a utility room with storage cupboards, shelving and space for appliances. A room adjoining the utility room is currently used as a wine cellar.

From the ground floor reception hall, the staircase leads to the first floor and splits at the half landing, from where there are views over the garden. The principal bedroom features panelled walls, garden views, a feature corner fireplace and an en suite bath/shower room. The adjacent dressing room/bedroom six is well fitted with built-in wardrobes. A further bedroom on this floor is dual aspect with an en suite bath/shower room featuring an attractive fireplace. The second floor enjoys exposed beams and three further bedrooms, one with an en suite shower room and all have fitted cupboards. A family bath/shower room completes the accommodation on this floor.

Outside
The grounds have glorious views over the mill pond with a long driveway approach providing parking for several vehicles and leading to a large garage with adjoining storage areas. The house is enclosed to one side by a lovely old brick wall. To the front of the house is a pretty lawned garden with a swimming pool and herbaceous borders. To the rear of the lawn is a wisteria clad pergola and terrace area, a pool room with kitchen and shower facilities, and a greenhouse. Steps lead down to the lower garden with sweeping areas of lawn and raised flower beds, with a brick potting shed and a second greenhouse. A delightful feature is the tree-lined path between the mill pond and the river. There are several terrace areas perfect for outside entertaining with outstanding views enjoyed from the balcony.

NB. All though this property is located close to the M40, the property is well screened and you can't see the motorway from the house.

There are also rail connections to London Paddington from Bourne End via Maidenhead. The area will also benefit from Crossrail which is due for completion in 2021, giving direct and fast journey times to London’s West End, City and Canary Wharf. Buckinghamshire is renowned for its choice of state and private schools. The county is one of the few to maintain grammar schools which include The Royal Grammar School and John Hampden, High Wycombe (both for boys), Wycombe and Beaconsfield High Schools (both for girls).
